About DLF Phase 2 Gurgaon Builder Floors
DLF Phase 2 is the DLF City colony that has an office park inside it. It sits in Sector 25 of Gurugram, Cyber City was developed within its boundary in Sector 25A, and its houses stand on individually owned plots, most of them now split into builder floors: one storey each, sold with a share of the land. The page that used to be here listed three of those floors, one of them carried over from a page titled after a residents' welfare association, and called the colony a DLF project. This version treats Phase 2 as what it is, a place to buy a builder floor, and works out what the floors cost against the flats and the land around them.
Read on 4 October 2026, one portal puts the DLF Phase 2 builder floor price at about Rs 16,300 per sq ft, in a band of Rs 14,100 to Rs 18,850, on a page last labelled for 2025. Flats in the same colony are listed at Rs 19,700 to Rs 28,200 per sq ft, so the floor is the cheaper way into Phase 2 by a wide margin. A 3 BHK floor starts at about Rs 3 crore on the asks that carry a price. The land underneath is where the sources disagree, and that disagreement is the most useful thing on this page.
The three floors this site listed
Three one-unit pages for Phase 2 now fold into this one, including the floor listed on the retired "RWA Builder Floor Phase 2 DLF" page. RWA stands for a residents' welfare association; it is neither a building nor a developer, and that listing was simply a floor in the colony.
| Unit | Size as listed | Ask | Per sq ft | At Rs 16,300 per sq ft |
|---|---|---|---|---|
| 3 BHK builder floor | 1,670 sq ft | Rs 3 Cr | Rs 17,964 | Rs 2.72 Cr |
| 4 BHK builder floor | 2,400 sq ft | Rs 4.5 Cr | Rs 18,750 | Rs 3.91 Cr |
| 3 BHK builder floor (the RWA page) | Not stated | Rs 3 Cr | Not calculable | Rs 3 Cr buys 1,592 to 2,128 sq ft across the band |
Both sized asks sit at the top of the portal band: Rs 17,964 is 10 per cent above the average and Rs 18,750 is 15 per cent above it, within Rs 100 of the band's ceiling. If those floors are older stock, a buyer should be negotiating down toward Rs 16,300; if they are rebuilt with a lift, the premium may be fair. For the floor with no size, Rs 3 crore divided by Rs 18,850 is 1,592 sq ft and divided by Rs 14,100 is 2,128 sq ft, so the ask is reasonable only if the floor is at least about 1,600 sq ft. Ask for the carpet area in writing before anything else.
Floor or flat in Phase 2
Phase 2 is one of the few places in Gurugram where the builder floor is plainly the value format. At the floor average of Rs 16,300 a 1,670 sq ft 3 BHK is about Rs 2.72 crore. The same area at the bottom of the flat band, Rs 19,700, is Rs 3.29 crore, and at the top, Rs 28,200, it is Rs 4.71 crore. The floor average is 17 per cent below the cheapest flat rate and 42 per cent below the dearest. What you give up is a society's guarded gate, lift lobby and shared facilities; what you keep is a larger floor and a share of a plot that a flat buyer never owns. A DLF Phase 2 independent floor and a builder floor are the same product on the listings: one storey of a house with its own entrance.
The rate ladder, worked from the asks
- A 4 BHK of 3,600 sq ft at Rs 5.6 crore: Rs 15,556 per sq ft.
- A 4 BHK of 4,500 sq ft in Sector 25 at Rs 7.25 crore: Rs 16,111.
- The 1,670 sq ft 3 BHK this site listed at Rs 3 crore: Rs 17,964.
- The 2,400 sq ft 4 BHK this site listed at Rs 4.5 crore: Rs 18,750.
- One portal's sized listings, taken together, run from Rs 13,043 to Rs 19,971.
So the working spread for a floor that carries an area is about Rs 15,500 to Rs 18,800 per sq ft. One semi-furnished 4 BHK of 4,500 sq ft built-up was listed at Rs 4 crore, which is Rs 8,889 per sq ft, little more than half the average. No other ask came near it. Treat it as a stale listing or a wrong area rather than a price you can expect.
Supply is deeper than in Phase 1. One portal shows more than 541 listings for a builder floor for sale in DLF Phase 2 Gurgaon, more than 199 of them 3 BHK, against about 422 for Phase 1. A second portal shows more than 93, and a locality summary counts over 800 homes for sale. With that much choice, the first ask is rarely the last.
Land: where the sources disagree
The same portal that prints the floor rate puts Phase 2 land at Rs 38,300 to Rs 47,800 per sq ft. The plot asks do not agree. A 3,600 sq ft plot (400 sq yd) asks Rs 20 crore, which is Rs 55,556 per sq ft. A 4,500 sq ft plot (500 sq yd) asks Rs 24.5 crore, Rs 54,444 per sq ft. An L-shaped corner plot of 534 sq yd near Sanjeevni Hospital asks Rs 6 lakh per sq yd, about Rs 66,667 per sq ft and Rs 32 crore in all. At the other end, a 215 sq yd plot in M block was listed at Rs 2.35 lakh per sq yd, about Rs 26,111 per sq ft, which fits nothing else and is probably an old ask. One portal lists more than 37 plots between 399 and 499 sq yd alone. Anyone looking at a plot for sale in DLF Phase 2 Gurgaon should take the two sized plot asks, Rs 54,000 to Rs 56,000 per sq ft, as the current market and the portal band as a lagging index.
That matters for a floor because, on a four-floor house, each floor carries about a quarter share of the plot. The listings below do not say how many floors their houses have, so read the quarter as an assumption to check.
| Plot | Floor ask | Quarter of the plot on the portal band | Quarter of the plot at the sized plot ask |
|---|---|---|---|
| 400 sq yd, 4 BHK | Rs 5.3 Cr | Rs 3.45 Cr to Rs 4.30 Cr | Rs 5 Cr |
| 400 sq yd, 4 BHK | Rs 7 Cr | Rs 3.45 Cr to Rs 4.30 Cr | Rs 5 Cr |
| 500 sq yd, 4 BHK | Rs 11 Cr | Rs 4.31 Cr to Rs 5.38 Cr | Rs 6.13 Cr |
Against the plot asks, the cheaper 400 sq yd floor is 1.06 times its land share and close to pure land; the dearer one is 1.40 times, and the 500 sq yd floor at Rs 11 crore is 1.80 times, which only a new or rebuilt floor with a lift should carry. Against the portal band the same floors look much dearer. Which yardstick is right decides whether a floor is fairly priced, so ask the seller for the plot size, the number of floors on it and the undivided share in the deed.
DLF's own floors in Phase 2
DLF has also built and sold floors here itself. Its Phase 2 programme, sold by DLF Projects, is stilt-plus-four: 4 BHK floors with parking for each floor at stilt level, a staff room and store in the basement, two covered car spaces and a private lift. One channel partner puts the plots at about 279 to 318 sq yd and another at 297 to 401 sq yd, with 5 BHK floors on plots of 502 to 531 and 681 sq yd. Marketed as a luxury builder floor in DLF Phase 2, it was offered from Rs 3.57 crore, a launch figure that no source ties to a plan size. One portal's page for DLF-built floors in Phase 2 gives plans of 1,800 to 2,844 sq ft. DLF's material for these floors describes the colony as bounded on three sides by NH-48, the Mehrauli-Gurugram road and Raghvendra Marg.
Those floors are the only ones in Phase 2 with a registration in circulation. The number printed for DLF's Phase 2 floors is RC/REP/HARERA/GGM/461/193/2021/29, and DLF's wider programme across Phases I, II and III, by DLF Residential Developers, is RC/REP/HARERA/GGM/520/252/2021/88, dated 20 December 2021, covering four floors with basement and stilt in Sectors 24, 25 and 26. Confirm the first number on the Haryana authority's website, because this page read it second-hand. A floor built by a plot owner usually has no registration at all; its protection is the sanctioned plan and the occupation certificate. The Haryana RERA guide covers what registration means on a resale.
Four floors on Phase 2's plots
A developers' association survey, reported while the stilt-plus-four policy was suspended, counted 467 plots in DLF Phase 2 carrying four-storey buildings, the second-highest count in the survey after Sushant Lok 1's 598 and more than Phase 1's 426. A panel examining road widths for the High Court found internal roads in DLF Phases 1 to 4, designed at 10 to 12 metres, down to less than 5 metres of usable width. The court stayed the policy on 3 April 2026, and a town planning memo of 21 July 2026 halted fresh approvals and switched off the portals. Owners in the DLF colonies have marched against a sealing drive and asked for paying-guest houses to be regularised. Before buying, ask what the stilt and the other floors in the house are used for, and search for notices. The policy itself is explained on the stilt-plus-four page.
Metro, Cyber City and the blocks
Which sector is DLF Phase 2 in? Sector 25, with Cyber City in 25A. Listings name J, K, M and N blocks, so an N block DLF Phase 2 Gurgaon floor and an M block DLF Phase 2 Gurgaon plot are in the same colony a few streets apart. From DLF Phase 2 Gurgaon to Cyber City is no distance at all, since the office park was built within the phase; the office side of that market is on the Cyber City office page.
How to reach DLF Phase 2 Gurgaon by metro: take the Yellow Line to Sikanderpur and change to the Rapid Metro, whose first section, opened on 14 November 2013, linked Sikanderpur with Cyber City and put a Phase 2 station inside the colony. Belvedere Towers station, opened on 7 May 2014, and the Phase 3 station are the other stops residents use, and the IFFCO Chowk flyover carries road traffic out to the rest of the city. Phase 1's own Rapid Metro stop on Golf Course Road did not open until 2017.
Rent and yield: what is not on record
This page could not tie a rent to a builder floor of a stated size in Phase 2, so it prints no yield. One portal lists more than 172 builder floors to let here, and a 4 BHK with a pooja room and servant room on a 402 sq yd plot was on offer to let, but no rent was captured with an area. Use the arithmetic instead: the 1,670 sq ft floor at Rs 3 crore needs Rs 75,000 a month to yield 3 per cent gross, and the 2,400 sq ft floor at Rs 4.5 crore needs Rs 1.13 lakh. Asking rents for a builder floor for rent in DLF Phase 2 Gurgaon are on the Phase 2 rent page.
Phase 2 against Phase 1
Phase 2 floors average about Rs 16,300 per sq ft against about Rs 17,800 in Phase 1, though the Phase 2 figure is the older of the two readings. Phase 2 has more floors for sale, more four-storey plots, Cyber City within it and a metro station since 2013. Phase 1 has a higher floor rate and a land average near Rs 48,150. The Phase 1 numbers, worked the same way, are on the DLF Phase 1 builder floor page.
This page is the price record for Phase 2: what floors ask, what the land is worth and which listings fold into it. The step-by-step side of buying, from checking a seller's papers to the registry, is in the guide to buying a builder floor in DLF Phase 2, and how the five DLF phases differ is in the DLF phases guide.
Circle rate and registry
The DLF Phase 2 Gurgaon circle rate is not printed here, because this page could not confirm the current figure against the collector's list. Duty is charged on the higher of the deal value and that rate, so check it on the Gurgaon circle rate list first. At Haryana's 7 per cent for a man, 5 per cent for a woman and 6 per cent jointly, a Rs 3 crore floor costs Rs 21 lakh, Rs 15 lakh or Rs 18 lakh in duty, plus a registration fee capped at Rs 50,000. The working is on the registration charges page.
Before you pay a token on a floor in Phase 2

Rs 4.5 crore for 2,400 sq ft, Rs 5.6 crore for 3,600 sq ft and Rs 7.25 crore for 4,500 sq ft, which is Rs 15,556 to Rs 18,750 per sq ft. On 400 sq yd plots the asks are Rs 5.3 crore and Rs 7 crore; on a 500 sq yd plot, Rs 11 crore.
Which sector is DLF Phase 2 in?
Sector 25 of Gurugram, with Cyber City in Sector 25A, developed within the phase. Listings name J, K, M and N blocks. DLF built the colony in the 1980s as one of five DLF City phases across Sectors 24, 25, 26, 43 and 53.
How do you reach DLF Phase 2 Gurgaon by metro?
Take the Yellow Line to Sikanderpur and change to the Rapid Metro. Its Phase 2 station, inside the colony, opened on 14 November 2013; Belvedere Towers, opened on 7 May 2014, and the Phase 3 station are the other nearby stops.
Is a builder floor cheaper than a flat in DLF Phase 2?
Yes. Floors average about Rs 16,300 per sq ft against Rs 19,700 to Rs 28,200 for flats, 17 to 42 per cent less. A 1,670 sq ft floor at the floor average is about Rs 2.72 crore; the same area as a flat would be Rs 3.29 crore to Rs 4.71 crore.
Does a builder floor in DLF Phase 2 have a RERA number?
Only DLF's own. Its Phase 2 floors circulate under RC/REP/HARERA/GGM/461/193/2021/29, and its programme across Phases I, II and III is RC/REP/HARERA/GGM/520/252/2021/88. A floor built by a plot owner usually has none; check its sanctioned plan and occupation certificate instead.
Is DLF Phase 2 a good place to live for a floor buyer?
For someone who works in Cyber City, it is hard to beat: the office park is inside the phase and the metro station has run since 2013. Residents rate it 4.3 out of 5 for connectivity and for safety. The cost is density: 467 plots carry four-storey buildings and internal roads have been measured at under 5 metres usable.
What rent does a builder floor in DLF Phase 2 earn?
This page could not tie a rent to a floor of a stated size, so it prints no yield. More than 172 floors are listed to let on one portal. A Rs 3 crore floor needs Rs 75,000 a month for a 3 per cent gross yield; ask the seller for the rent it actually earns and divide.

- +Cyber City is inside the phase and the Rapid Metro has stopped here since 2013
- +Deep supply: more than 541 floors for sale on one portal, so asks can be negotiated
- +On some floors the ask is close to a quarter share of the plot at current plot asks
- –467 plots carry four-storey buildings and fresh fourth-floor approvals are frozen
- –Internal roads in Phases 1 to 4 measured at under 5 metres usable against a design of 10 to 12
- –The portal's floor and land rates are labelled for the previous year and lag the plot asks
- –Sealing drives and paying-guest use are live issues in the DLF colonies
- –No rent tied to a floor size could be found, so the yield is unproven
Who Should Buy & Who Should Avoid

- +A buyer with about Rs 3 crore to Rs 7 crore who will check the plot share and approvals
- +A buyer who prefers DLF's own registered stilt-plus-four floors and will pay for a lift and new services
- –Anyone buying a fourth floor whose approval is described as in process
- –A buyer who wants a gated society with a clubhouse
- –An investor who needs a proven rental yield
Possession Timeline
Every floor here is resale stock in a colony DLF laid out in the 1980s, a rebuilt floor on an old plot, or one of DLF's own stilt-plus-four floors. The timing question is approvals rather than possession: a fourth floor needs its own sanction and occupation certificate, and fresh stilt-plus-four approvals have been frozen since 21 July 2026 after the High Court stay of 3 April 2026.

💬 Our View
Phase 2 is the cheaper way into the old DLF City on a per sq ft basis, and the floor is plainly cheaper than a flat in the same colony: about Rs 16,300 against Rs 19,700 to 28,200. The trouble is the yardstick. The portal's land band says a quarter of a 400 sq yd plot is worth Rs 3.45 to 4.30 crore; a sized plot ask says Rs 5 crore. On the second view some 4 BHK floors are priced close to their land; on the first they look dear. Settle it with the plot size, the floor count and the deed share before negotiating, and treat any fourth floor sold on a pending approval as unsellable while the freeze holds.
Final Verdict
About Rs 16,300 per sq ft against Rs 19,700 to 28,200 for flats, 3 BHK from Rs 3 crore, Cyber City within the phase: the value format in old DLF City, if the papers are clean.
