Real Estate News Roundup — 2 August: NCR Supply Squeeze, Prestige Expands

Here is the state of the Indian property market as of early August, with the numbers that matter for buyers and investors this week.

Key takeaways

  • Housing sales across the top seven cities dipped about 6 percent year-on-year in Q2 2026 to roughly 90,715 units.
  • New launches in NCR fell around 40 percent, while sales held nearly flat, tightening supply.
  • Gurugram stayed the clear NCR leader on both launches and sales.
  • Prestige Group is preparing two big NCR projects worth close to Rs 7,000 crore.

National

The market cooled slightly on volume. Per ANAROCK, the top seven cities sold about 90,715 homes in Q2 2026, down roughly 6 percent from a year earlier. This is a moderation, not a crash, prices in prime micro-markets have stayed firm, and quarterly sales are still well above the 2022 to 2024 average. The bigger story is supply: developers launched fewer projects, which is keeping inventory in check and supporting prices.

Delhi NCR

NCR saw new launches fall about 40 percent year-on-year in Q2 2026, to roughly 11,205 units from 18,760. Yet sales fell only about 6 percent, to around 13,365 units. When sales outpace launches like this, unsold inventory stays flat or shrinks, which favours sellers. Gurugram led the region with roughly 5,200 launches and 5,435 sales. Noida and Greater Noida saw the sharpest launch slowdown, with new supply down about 72 percent.

Launches to watch

Prestige Group is set to launch two housing projects in Noida and Gurugram this financial year, with a combined development potential near 8 million sq ft and estimated revenue close to Rs 7,000 crore. The Gurugram project alone, on about 17 acres, is pegged at around Rs 4,200 crore. Prestige booked roughly Rs 10,000 crore of NCR sales last financial year, and its debut project, Prestige City Indirapuram, reportedly crossed Rs 9,500 crore of pre-sales in year one.

RERA and policy

The regulatory backdrop stays active. Gurugram's HRERA cleared 51 projects in the first half of 2026, tied to roughly Rs 34,000 crore of investment, with 11 mega developments accounting for around Rs 25,000 crore. The national Unified RERA portal, launched in late 2025, continues to push transparency across states.

What it means for you

For buyers, the signal is a tighter, seller-leaning market in NCR: fewer launches, steady demand and firm prices, especially in Gurugram. If you are waiting for a price crash, the data does not support it. Focus instead on picking the right corridor and a credible developer. For investors, Gurugram's dominance and the Dwarka Expressway and New Gurgaon belts remain the core of NCR demand.
