About Emaar Digital Greens Office Space for Sale, Sector 61 Gurgaon
Emaar Digital Greens is not a launch. It is two finished office towers on about 6.8 acres at Sector 61, on the Golf Course Extension Road, and Emaar India announced the occupancy certificate for the complex in April 2017. The row this page replaces called it New Launch and printed no price at all, only an invitation to phone. Nine years after the certificate, both towers are let, the resale market is active, and the building has a price that can be worked out from what sellers are asking and what tenants are paying.
The short answer, from the listings read on 26 September 2026: resale asks run from Rs 2.27 crore to Rs 10.45 crore, which is Rs 14,000 to Rs 21,000 per sq ft of super area. The building lets for Rs 80 to Rs 120 per sq ft a month. Put the two together and a buyer paying about Rs 18,500 per sq ft for space letting at Rs 100 is earning about 6.5 per cent gross, which is exactly the return the pre-leased units are being marketed at. The price and the rent agree with each other, which is more than can be said for most commercial listings on this road.
What the sellers are asking, divided by the area

The Rs 7,000 gap between the cheapest and the dearest foot is not the market being confused. Furnishing explains part of it: the Rs 21,000 unit comes fitted out with three parking bays, and the Rs 14,000 unit is bare with one. The rest is the tenant. A unit with a lease attached is priced off the rent it earns, and a vacant unit is priced off hope.
One of those listings deserves a second look before anybody travels to see it. Tower B is published as ground plus 19 floors and Tower A as ground plus 10. A "21st floor" does not exist in either on those figures. It may be a floor count that includes the basements, or it may be a typing error, and either way the floor number on the allotment letter is the one to believe.
The same portal prints a building average of about Rs 20,750 per sq ft for the second quarter of 2026, up from Rs 16,500 at the start of the first quarter. A 22 per cent rise in three months on a finished office building is not a real movement in value. It is what happens to an average when it is taken over a handful of listings and one expensive furnished unit arrives. Use the asks, not the average.
What it lets for, and the yield that follows
The letting side is better documented than the sale side, with more than 70 office units for rent in the building on one portal alone. The rents cluster:
- A fully furnished 3,800 sq ft office at Rs 120 per sq ft a month.
- A 3,600 sq ft office at Rs 105.
- A fully furnished 6,500 sq ft office at Rs 80, the bottom of the range, because a large plate lets for less per foot.
- Common area maintenance of Rs 14 to Rs 16 per sq ft a month on top, usually paid by the tenant.
Now divide. A foot letting at Rs 100 a month earns Rs 1,200 a year. At Rs 18,500 a foot that is 6.5 per cent gross. At the portal's Rs 20,750 average it is 5.8 per cent, and at Rs 120 rent on the same price it is 6.9 per cent. Run it the other way, as a pre-leased buyer should: Rs 1,200 a year capitalised at 6 per cent is Rs 20,000 a foot, at 6.5 per cent Rs 18,460, at 7 per cent Rs 17,140 and at 8 per cent Rs 15,000. Every one of the four asks above sits inside that band, which is the strongest evidence that the asks are real.
For comparison, the same arithmetic on M3M Tee Point in Sector 65 gives Rs 12,000 to Rs 14,000 a foot at about 7 per cent, and the Magnum towers in Sector 58 come out at Rs 11,700 to Rs 15,700. Digital Greens costs a third more per foot than its neighbours on the road, and the reason is the rent: it lets for more because the plates are larger, the certificate is older and the building is certified green.
The units this page now carries
This site carried twenty separate pages for office units in this building, each one headed "pre-leased" or "pre-rented" and each printing the same instruction to call instead of a price. The Rs 18,500 working rate is where the building's rent and its asks meet: Rs 100 a month at 6.5 per cent, and the middle of the four asks above. A unit with a strong tenant and years left on the lease is worth more than the table; a vacant bare unit on a low floor is worth less. The four identical 4,360 sq ft pages were almost certainly the same unit advertised four times, which is worth knowing before anyone counts the listings as depth.
Buying a lease, not a room
Most of what sells here sells with a tenant. The pre-leased units on offer carry nine-year leases with a three-year lock-in and a 15 per cent rise in rent every three years, marketed at a 6 to 6.75 per cent return. The escalation is the part a buyer should value properly. A Rs 100 rent becomes Rs 115 in year four and about Rs 132 in year seven, so a 6.5 per cent purchase earns about 7.5 per cent on cost from the fourth year and 8.6 per cent from the seventh, provided the tenant stays past the lock-in.
That proviso is the risk. After three years a tenant can leave, and a published tenant list is only as current as the day it was written. One list for Tower A still names Vistara, which merged into Air India in November 2024 and no longer exists as an airline. So the rent roll matters more than any brochure: who the tenant is today, when the lock-in ends, and whether the tenant or the owner pays the Rs 14 to Rs 16 of maintenance. If the owner carries it, Rs 1,200 of annual rent becomes about Rs 1,020, and a 6.5 per cent gross becomes about 5.5.
What the developer publishes
Emaar India's own material describes an integrated IT park of about 1.25 million sq ft on 6.8 acres, designed by the architects HOK and built to the LEED green-building standard; the scheme won a green project award in 2017. The towers are published as Tower A, ground plus 10 with about 3.63 lakh sq ft, and Tower B, ground plus 19 with about 4.99 lakh sq ft. Those two add up to about 8.6 lakh sq ft, well short of 1.25 million, and the difference is most likely basements and parking counted in the larger figure. A buyer is paying for super area in a tower, so the tower figures are the ones that matter. One portal puts the land at 19.74 acres; the developer's own release says 6.8, and the release settles it. The same portal page describes 2 and 3 BHK apartments, so the larger figure belongs to a residential scheme it has merged into this one.
Registration and paperwork
The occupancy certificate came in April 2017, before Haryana began registering projects under the new regulator later that year, so a completed building like this one would not ordinarily need a registration. One portal nevertheless prints an HRERA number, 660 of 2017, on a page that also describes 2 and 3 BHK flats on 19.74 acres. The same portal prints the identical number for Good Earth Business Bay II, an unrelated office park in Sector 58, so it is a number the portal reuses and it tells a buyer nothing about an office unit here; for a finished office unit the documents that decide the sale are the occupancy certificate, the conveyance deed in the seller's name, the lease and the maintenance agency's no-dues letter.
Stamp duty in Haryana is 7 per cent for a man, 5 per cent for a woman and 6 per cent jointly, with the registration fee on top. There is no GST on the resale of a completed unit. TDS of 1 per cent applies above Rs 50 lakh.
Where it sits
Sector 61 is at the northern end of the Extension Road, the stretch closest to Golf Course Road and Sohna Road, and the Sector 62 office cluster across the road is its natural competition. It does not suit anyone buying at the portal's average without reading the lease, anyone paying above Rs 20,000 a foot for a vacant bare unit, or anyone treating a 6.5 per cent gross as a net figure.
