About Emaar DigiHomes Sector 62 Gurgaon
Emaar DigiHomes has been finished for three and a half years. Three towers on 5.64 acres in Sector 62, on the Golf Course Extension Road, registered with the Haryana authority in May 2019 and handed over from April 2023. The row this page replaces said New Launch and printed a price of Rs 1.70 crore onwards. Divide Rs 1.70 crore by the smallest flat in the building, 1,508 sq ft, and you get Rs 11,300 per sq ft. That is the launch rate from 2019. The building has not traded anywhere near it for years, and the six one-unit pages that hung off the old row printed a second, different formula on top of it. None of it was researched.
What the listings say, read on 26 September 2026, is this. Emaar DigiHomes trades at about Rs 22,900 per sq ft on resale, which is 10 per cent above the Sector 62 average of roughly Rs 20,750 and more than double the old page's headline. A 2 BHK of 1,508 sq ft asks Rs 3.14 crore to Rs 3.6 crore. A 3 BHK of 2,588 sq ft asks Rs 5.34 crore to Rs 6.34 crore. And the building lets for Rs 67,000 to Rs 1.2 lakh a month, which gives a gross yield between 2.4 and 3.8 per cent depending on which flat you buy. Every one of those numbers is worked out below.
What is actually for sale, unit by unit
This site used to carry six separate resale pages for Emaar DigiHomes, one per area, and each printed the same arithmetic: area times Rs 15,000, then times 1.30. Two of them named the area to two decimal places, 1,508.26 sq ft and 2,567.89 sq ft, which is the same flat as the round number beside it. They now fold into this page. Here are the sizes those pages carried, what each one printed, and what each size implies at the rate the building trades at today.

Check the old column: 1,508 times Rs 15,000 is Rs 2.26 crore, and that times 1.30 is Rs 2.94 crore. 2,588 times Rs 15,000 is Rs 3.88 crore, and times 1.30 is Rs 5.05 crore. The formula never met a listing. The top of the old band for the 3 BHK, Rs 5.05 crore, is below the lowest 3 BHK ask on the market today and Rs 1.3 crore below the highest. A seller who priced off the old page would have given away a year's salary for a doctor.
The Rs 22,900 figure is the median of what is listed, and the spread around it is real. Dividing the published asks by their areas: Rs 20,600 per sq ft at the bottom (Rs 5.34 crore on 2,588 sq ft, and Rs 3.14 crore on 1,508 sq ft comes to Rs 20,800), and Rs 24,500 per sq ft at the top (Rs 6.34 crore on a semi-furnished 3 BHK with a study). Between them, a 2 BHK at Rs 3.6 crore is Rs 23,900, a 12th-floor 3 BHK with a pool view at Rs 5.8 crore is Rs 22,400, and a park-facing 3 BHK with two car parks at Rs 6.2 crore is Rs 24,000. One portal also carries a 3 BHK of 2,588 sq ft at Rs 2.85 crore. That is Rs 11,000 per sq ft, half the market, and it is either a stale listing from the launch years or a misprint. Do not build a budget on it.
For the record, a 2 BHK in this building was listed without brokerage at Rs 2.41 crore in 2021, which is Rs 16,000 per sq ft. The listing is inactive now, but it dates the run: Rs 11,300 at launch, Rs 16,000 two years before delivery, Rs 22,900 today.
The rent, and what it does to the price
DigiHomes lets well, because 504 flats were handed over inside a year and Sector 62 sits between the corporate offices on the Extension Road and the older Golf Course Road belt. One portal had 83 flats to let in the building when this page was written and another had 41. The rents come in two bands:
- A 2 BHK of 1,508 sq ft at Rs 85,000 to Rs 1.1 lakh a month, semi-furnished at the top of that. One unfurnished 2 BHK was asking Rs 67,000 plus Rs 10,000 a month in maintenance, which is the floor.
- A 3 BHK of 2,588 sq ft with a servant room at Rs 1.2 lakh a month.
Now divide. A 2 BHK at Rs 22,900 per sq ft costs about Rs 3.45 crore. At Rs 85,000 a month it earns Rs 10.2 lakh a year, which is 3.0 per cent gross; at Rs 1.1 lakh it earns Rs 13.2 lakh, or 3.8 per cent. A 3 BHK at Rs 5.93 crore letting for Rs 1.2 lakh earns Rs 14.4 lakh a year, which is 2.4 per cent. The small flat yields more than the big one, and by a wide margin, because rents in Gurugram rise far more slowly with size than prices do. Take out maintenance, a month's vacancy and the society's charges and the 2 BHK is near 3 per cent and the 3 BHK near 2. Anyone buying the 3 BHK is buying the address, not the income.
Against the Extension Road generally, that is a good result. M3M Heights, two sectors along in Sector 65, yields about 2.5 per cent at every size; DigiHomes' 2 BHK beats it because the flat is small, the rent is high and the sector is dearer to rent than to buy. What the developer publishes
The developer's own page now titles the project "ready to move" and describes it under a smart-homes heading: voice- and app-controlled lighting, air-conditioning, curtains and appliances, a video door phone and mood lighting, fully air-conditioned 2 and 3 BHK flats in three towers on 5.64 acres. The residential complex carries a four-star GRIHA green-building rating, which is rarer on the Extension Road than the brochures suggest. The listings give the towers as 32 or 34 floors, and the unit count as 504 or "more than 526"; 504 in three towers is the figure the sale deeds in circulation support, and the practical question for a buyer is which tower and which floor, because the spread between the lowest and highest ask above is almost entirely floor and view.
The smart-home fit-out is worth one plain sentence. It was the selling point in 2019 and it is now a seven-year-old automation system in a flat you are buying second-hand. Ask the seller which of it still works, which app it runs on, and whether the society has anyone maintaining it. A buyer who values it should test it during the visit, and a buyer who does not should not pay a premium for it.
Registration, possession and the paperwork
The project is registered with the Haryana authority as GGM/337/69/2019/31, dated 24 May 2019, and possession under that registration was delivered in April 2023 in a single phase. The registration is settled and nobody prints a second number. Because the building is finished and occupied, the documents that matter are the occupation certificate for the tower, the seller's conveyance deed, and a no-dues letter from the society for maintenance. No GST applies on a completed flat with its occupation certificate. Stamp duty in Haryana is 7 per cent for a male buyer inside municipal limits, 5 per cent for a female buyer and 6 per cent jointly, with the registration fee capped at Rs 50,000, and TDS at 1 per cent above Rs 50 lakh is the buyer's to deduct.
Where it sits in Sector 62
Sector 62 is one of the two or three dearest sectors on the Extension Road. Flats in the sector list at Rs 18,350 to Rs 23,550 per sq ft, with the average near Rs 20,750 on one portal and Rs 21,150 on another, against a Gurugram city average of about Rs 14,900. DigiHomes at Rs 22,900 is near the top of the sector's range, which is what a delivered Emaar tower with a rental market should be. The sector's rate history explains the caution in the rest of this page: prices moved about 2.2 per cent in the past year, 43.6 per cent over three years and 97.6 per cent over five. The five-year figure is the one the brokers quote. The one-year figure is what a buyer in 2026 is buying into, and it says the sector has stopped after a very fast run. At a 2.4 per cent yield on the 3 BHK, a flat year costs the difference between that and a fixed deposit; at 3.8 per cent on the 2 BHK the gap is smaller and the wait is easier to bear.
The developer has a newer, under-construction tower in the same sector, Emaar Urban Oasis, and the two are the natural pair for a buyer deciding between delivered and yet-to-be-delivered from the same company. Who this suits
A family that wants a finished, occupied flat on the Extension Road with a working society and a green-building rating, and is choosing a 2 BHK at Rs 3.45 crore over a larger flat further out. A landlord who has done the sums and wants the 2 BHK specifically: at 3 to 3.8 per cent it is one of the better-yielding delivered flats on the corridor. A tenant working in the Sector 62 office blocks who is deciding between Rs 1 lakh a month in rent and a Rs 3.45 crore purchase, and who should read the one-year rate figure before deciding. The budget pages for the two bands are Rs 3 to 4 crore for the 2 BHK and Rs 5 to 6 crore for the 3 BHK.
It does not suit a buyer who wants the 3 BHK as an investment: Rs 5.93 crore yielding 2.4 per cent is a home, and the price growth that would justify it is not what the sector did this year. It does not suit anyone who found the building through the old Rs 1.70 crore headline and has a budget to match; the cheapest flat in the building is Rs 3.14 crore, and the true floor is nearer Rs 3.45 crore. And it does not suit a buyer who wants new: the automation is seven years old and the towers have been lived in for three.
Before you pay anything
- The occupation certificate for the tower and the seller's conveyance deed. The registration is 2019 and possession was April 2023; both papers exist and the seller should have them.
- The rate against the area on the deed. Asks run from Rs 20,600 to Rs 24,500 per sq ft, and the 1,508 and 2,588 figures are super area. Carpet will be a third less.
- The smart-home system, tested in the flat, with the app and the account handed over.
- The rent the flat actually earned, from a bank statement, if the seller let it. Rs 1.1 lakh on a 2 BHK is the top of the market, not the norm.
- The society's no-dues letter and the current monthly maintenance, which one listing put at Rs 10,000 for a 2 BHK.
- The Rs 2.85 crore 3 BHK, if a broker offers it. At Rs 11,000 per sq ft it is either not real or not what it says.
