About JMS Silver Living Sector 95 Gurgaon
JMS Silver Living is the only senior living scheme in Gurugram priced at its own corridor's ordinary rate. Every other project in the segment charges a premium for the label — about sixty per cent on Golf Course Extension Road, about forty on Dwarka Expressway. Here the rate is roughly Rs 9,500 to Rs 10,000 per square foot, and New Gurgaon's ordinary flats run about Rs 9,000 to Rs 11,500. That is either the best value in the segment or a sign that less of the senior product is actually being delivered, and this page sets out how to tell which.
What it is
| Where | Sector 95, New Gurgaon, on the 84-metre road that runs through to Dwarka Expressway and NH-48 |
| Scheme | Two towers, A and B, of ground-plus-twenty-nine, four homes to a floor |
| Homes | More than 200 in the first phase |
| Sizes | 1,410 to 1,559 sq ft on the current record, with some listings running to 1,969 sq ft |
| Configurations | 2 BHK, 3 BHK and 3 BHK with study |
| Asking | From about Rs 1.41 crore, with Rs 1.63 crore quoted as the current entry |
| Registration | GGM/936/668/2025/39 |
| Possession | Quoted as June 2030 on the fuller records, July 2029 on others |
The price band was calculated, not transacted
The advertised range is Rs 1.41 crore to Rs 1.97 crore across 1,410 to 1,969 sq ft. Divide each end by the area it belongs to:
- Rs 1.41 crore over 1,410 sq ft is Rs 10,000 per sq ft.
- Rs 1.97 crore over 1,969 sq ft is Rs 10,005 per sq ft.
Five rupees apart at opposite ends of a fifty-six lakh range. No set of transactions produces that. It is one rate multiplied by the smallest and the largest floor plan, which is how a price band gets written when nothing has been sold yet — and this repo has found the same signature on several pages before, most recently on a completed New Gurgaon scheme whose real resale median turned out to be forty-eight per cent above its advertised band.
That does not make the number wrong. At a launch it may be exactly the rate the developer intends. It does mean the band tells you nothing about what anyone has paid, so treat Rs 9,500 to Rs 10,000 per sq ft as the developer's ask and not as evidence. The portals separately report the project's average moving from Rs 9,500 to Rs 9,550 per sq ft over a quarter, which is consistent with a launch rate being held rather than a market forming.
Where the premium went
Against this site's own New Gurgaon band of about Rs 9,000 to Rs 11,500 per sq ft, Silver Living sits in the middle. There is effectively no senior premium. Set beside the rest of the segment, that is striking:
| Project | Rate per sq ft | Its corridor | Premium |
|---|---|---|---|
| DLF Aureva, Sector 63 | Rs 28,000-32,000 | Rs 17,000-20,000 | About 1.6 times |
| Pioneer Advait, Sector 50 | About Rs 17,500 | About Rs 16,000 | About 1.1 times |
| JMS Silver Living, Sector 95 | Rs 9,500-10,000 | Rs 9,000-11,500 | Effectively none |
A premium is what pays for staff. The nurse who is there at three in the morning, the ambulance on contract, the kitchen that runs whether forty residents eat or four — none of that is free, and in every other scheme in the segment it is visible in the rate. Here it is not. So the single most important question to ask at this sales office is not about the flat:
What is the monthly service charge, what does it cover, and who is contracted to provide it? If the purchase price carries no premium, the services are being paid for monthly, or through a separate operator agreement, or they are lighter than the marketing implies. All three are legitimate answers. Not getting one is not.
The thing New Gurgaon cannot fix
Sector 95 is well placed for a working household: the 84-metre road, Dwarka Expressway, NH-48, and the industrial and office belt within a short drive. For a senior household the relevant map is a different one, and on that map New Gurgaon is the weakest corridor in the segment.
The tertiary hospitals that matter in an emergency — the ones the other senior schemes name in their brochures, Medanta and Fortis among them — sit on and around Golf Course Extension Road and the older sectors, a materially longer drive from Sector 95 than from Sector 50 or Sector 63. That drive is the thing the price saves you, and it is the thing you cannot buy back later.
Ask for the named hospital, the distance, and whether the arrangement is a signed contract with a response time in it. Then drive it once, on a weekday, at the hour an emergency is least convenient.
2030 is a long way off
The fuller records put possession at June 2030; some listings say July 2029. Either way this is a launch, and the gap matters more in this segment than in any other. A buyer of sixty-eight is being asked to wait four years for a home designed for people who need it now. Senior living is bought for a stage of life, not for an address, and a stage of life does not wait for a handover.
That is the honest argument for the built alternatives — Silverglades Melia First Citizen in Sohna is running today from about Rs 1.04 crore, and Pioneer Advait is registered to complete in 2027. It is also the argument for buying here only if the household's need is genuinely five years out, or if the purchase is being made by children for parents who will move later.
What to check before booking
- The service charge and the operator. The opening figure, what it covers, who is contracted, and what the agreement says about raising it. With no premium in the price, this is where the whole senior proposition lives.
- Is it licensed under Haryana's retirement policy, or merely marketed at seniors? A licence makes the dining hall, the medical room, the ambulance, physiotherapy and nursing contractual. Ask to see it. The policy is short and the requirements are checkable.
- The registration, for this phase. GGM/936/668/2025/39 covers the first phase. A later phase needs its own, and a phase that is not registered cannot legally be sold. The HARERA route is also how a delay is pursued.
- The area the price is quoted against. Carpet or super, and the rate per square foot of each. The published sizes run from 1,410 to 1,969 sq ft across different sources, which is too wide a spread to leave unasked.
- The hospital, by name and by drive. Not "close to leading hospitals".
- The age rule and what it does to resale. Every future buyer has to clear the same test, which removes most of the market.
- Charges over the headline. Stamp duty, registration, club and parking are not funded by a loan.
Against the alternatives
| Instead of this | What changes |
|---|---|
| Pioneer Advait, Sector 50 | Roughly twice the rate per sq ft, but inside an established township, licensed under the retirement policy, with Fortis named and a 2027 completion on the register. |
| Silverglades Melia First Citizen, Sohna | About the same money for a smaller home, already built and running, with nursing and physiotherapy on site today rather than in 2030. |
| DLF Aureva, Sector 63 | Eight times the money for a four-bedroom with Medanta on site. A different market entirely. |
| An ordinary flat in New Gurgaon | Much the same rate, no age restriction on resale, and none of the senior services - which is precisely why the service question above decides this purchase. |
| The whole segment at once | All six Gurugram senior living projects, with each one's premium over its own corridor worked out. |
Who it suits
A family buying early — parents in their late fifties or early sixties, no care need yet, children already living in New Gurgaon or working along the Dwarka Expressway belt — for whom a 2030 handover is a feature rather than a problem, and who would rather put the money into a larger home than into a service package. On that reading the absence of a premium is the whole point.
It suits far less well a household that needs the services now, or one for whom the hospital drive is the deciding factor. In this segment, more than any other, the question is not what the flat costs. It is what happens at three in the morning, and how far away it happens.

Project Highlights
- ✓ About Rs 9,500 to Rs 10,000 per sq ft, against a New Gurgaon band of Rs 9,000 to Rs 11,500 - effectively no senior premium
- ✓ The advertised band divides to Rs 10,000 at one end and Rs 10,005 at the other, which is a calculated range rather than a transacted one
- ✓ Two towers of ground-plus-twenty-nine, four homes to a floor, more than 200 homes in phase one
- ✓ Registered as GGM/936/668/2025/39; possession quoted as June 2030 on the fuller records
- ✓ New Gurgaon is the cheapest corridor in the segment and the longest drive to a tertiary hospital
- ✓ With no premium in the purchase price, the monthly service charge is where the senior proposition has to live
Pros & Cons
- +The cheapest way into the segment inside Gurugram proper, at a rate no higher than an ordinary New Gurgaon flat
- +Four homes to a floor in a G+29 tower is a low share of a lift and a corridor, which matters more at seventy than at forty
- +Registered before sale, with the phase-one number on the public record
- +Frontage on the 84-metre road, with Dwarka Expressway and NH-48 both close, so visiting family arrives easily
- +A 2030 handover suits a family buying early for parents who will move later rather than now
- –The advertised price band was calculated from one rate rather than produced by transactions, so it is evidence of an ask and nothing more
- –No premium over ordinary stock means the senior services are paid for monthly, contracted separately, or lighter than the marketing implies - and no public source says which
- –The tertiary hospitals named by the rest of the segment are a materially longer drive from Sector 95 than from Sector 50 or 63
- –A 2030 handover is a long wait in a segment bought for a stage of life rather than an address
- –Published sizes range from 1,410 to 1,969 sq ft across sources, and none of them says carpet or super
- –Resale is restricted by law to buyers of 55 and above, which thins the market considerably
Who Should Buy & Who Should Avoid
- +Buyers who want a home from a trusted builder in Sector 95, New Gurgaon, on the 84-metre road to Dwarka Expressway and NH-48

- +Investors eyeing a corridor with steady demand and active resale
- –Anyone after the lowest possible price — this sits in the premium band
- –Buyers who need to move in right away (still under construction)
- –Short-term flippers expecting quick double-digit gains
