Some people simply don't want neighbours above their head. No society WhatsApp group, no maintenance committee, no waiting for the lift. If that's you, this page is about your kind of home: the independent house in Gurgaon.

First, a translation problem. "Independent house" means four different things in this city, at four wildly different prices. Sort that out and half your search is done.

The four things people mean

A builder floor: one full floor of a low-rise building, yours alone, own entrance, nobody beside you on your level. The most common and most affordable route to independent living. You share the plot and staircase with the floors above and below.

A kothi: the whole thing. Your plot, your building, your gate. Total privacy, total control, rebuild it when you like. Also the priciest word in this article.

A plot you build on: buy the land, construct your own house. Maximum freedom, maximum project management.

A villa or row house: an independent unit inside a gated project. Privacy plus some society-style amenities, a hybrid.

Prices, roughly, in 2026: builder floors from ₹60 lakh in old sectors to ₹3 crore in the good ones. Kothis from ₹2 crore in mid areas to ₹20 crore plus in the DLF phases. Same phrase, thirty-fold price range. Decide which one you mean before you call a single dealer.

Where to hunt, by budget

Under a crore, your market is old Gurgaon: sectors 4 to 15, Jacobpura, Ashok Vihar and the surrounding colonies. Builder floors dominate, neighbourhoods are settled, markets are downstairs, roads are narrower. Honest value if you like streets with life in them.

Between one and three crore, South City and Sushant Lok open up, established floors, some kothis, better plots. The newer sectors along Sohna Road and the Southern Peripheral Road offer modern builder floors with cleaner construction and wider roads at similar money.

Above five crore you're shopping the DLF phases, where the classic Gurgaon kothi lives. That market runs on its own rules and its own brokers.

House versus society flat, settled honestly

We've helped buyers cross both ways, and the trade is always the same. The house gives you space, privacy, control, and the land under your feet, which is the part that appreciates best. The society flat gives you the pool, the gym, the guard at the gate, and somebody else fixing the water pump.

Ask yourself one blunt question: who fixes things in your life? If the answer is "I do, happily", the house will suit you. If the answer is "the RWA, ideally", stay in a society and skip the romance. Neither answer is wrong. Buying against your own answer is.

The paperwork warning, in bold spirit

Now the part that matters more for houses than for any society flat. Independent properties, especially older floors and kothis, carry the city's messiest paperwork. Unregistered family transfers, unapproved extra floors, GPA deals from decades back, plots with co-owners who never signed.

Confirm the construction matches the sanctioned plan, that extra fourth floor may be unauthorised. And run an encumbrance check for hidden loans. A house with clean papers is wealth. A house with dirty papers is litigation with a garden.

The loan angle

Banks love a RERA-registered builder floor with a clear title, that loan moves like any home loan. They're wary of old properties with patchy papers or heavy cash components, and they won't touch GPA. If you'll need financing, filter your search by what banks will fund, it also happens to filter out most paperwork risk automatically. What ownership actually feels like

Nobody tells buyers this part. In a house, the water motor is your problem, the guard is your hire, the terrace leak in monsoon is your Saturday. Floors share some of this among three or four owners; kothis share it with no one. Most house owners we know consider it a fair price for never hearing a neighbour's drill through the ceiling. Just walk in knowing the deal.

Do independent houses resell easily in Gurgaon?

A clean-title house on a good plot in a settled sector resells well, since land demand is constant. Weak-paper floors and very large kothis have a smaller buyer pool.

Is buying a plot and building cheaper than a ready builder floor?

Sometimes on paper, but you take on construction cost, time and effort. A ready floor is simpler and faster; a plot suits those who genuinely want to build their own home.
