Diplomats Green Vista is an affordable housing project in Sector 3, Farukhnagar, in Gurugram district, built by U V Landbase Private Limited under the Diplomats Group name. It is licensed by the state (licence 31 of 2024) and registered with the Haryana authority as 98 of 2024, on about 7.875 acres. The price is the state's, not the builder's: Rs 4,500 per sq ft of carpet and Rs 1,200 per sq ft of balcony, which makes a 2 BHK about Rs 27.21 lakh and a 3 BHK about Rs 31.02 lakh. The draw was held on 25 February 2026, and possession is given as 28 February 2029.

The draw has been held

Affordable housing in Haryana is sold by lottery. Buyers apply in a window, pay a small share with the application, and the flats are allotted by a public draw. Diplomats Green Vista Farukhnagar price, set by the state

The working is ours, from the rates and areas on the price list. Listings round the 2 BHK to Rs 27 lakh or Rs 27.01 lakh, a little under the arithmetic, and one prints Rs 30.22 lakh for the 3 BHK, about Rs 80,000 under it; another gives a starting price of Rs 26 lakh that no plan on the list produces. The difference is small, but the allotment letter, not a listing, is the figure you pay. All in, the 2 BHK costs about Rs 4,743 per sq ft of carpet and the 3 BHK about Rs 4,808. The policy bars floor and location charges, so a high floor costs the same as a low one.

On top of the price comes GST at 1 per cent, about Rs 27,200 on the 2 BHK and Rs 31,000 on the 3 BHK, the rate for affordable homes; stamp duty and the registration fee follow at conveyance, explained on this site's registration charges page. No TDS applies, because the price is below the Rs 50 lakh threshold under section 393 of the Income-tax Act, 2025.

Why Farukhnagar costs less than Gurugram under the same policy

The policy sets a maximum allotment rate per sq ft of carpet by town. Gurugram pays the most; other high and medium potential towns pay less, and low potential towns less again.

Green Vista's Rs 4,500 appears to sit in the third row; no source read names Farukhnagar's band directly. The state's 2026 revision raised allotment rates by up to 12 per cent, taking that band to about Rs 5,050, which is about 12 per cent above Rs 4,500, so the two fit. Gurugram's rate went from Rs 5,000 to Rs 5,575 in the same revision, the figures this site's Sector 108 guide also prints, and the Rs 1,200 balcony rate on Green Vista's list matches the Gurugram balcony rate of 2023. Whether a flat offered again after the revision is billed at the new rate is for the department's notice and the allotment letter to say; if it were, the 2 BHK's carpet alone would cost about Rs 28.97 lakh at Rs 5,050.

Against Gurugram itself, the saving is real. The same 573.61 sq ft of carpet at Gurugram's pre-2026 Rs 5,000 would cost about Rs 28.68 lakh before the balcony, about Rs 2.87 lakh more. What the buyer gives up for it is distance.

Registration, licence and the 2029 date

A licence in February 2024, a registration the same year and a draw two years later is the ordinary sequence for a policy project. The Diplomats Green Vista possession date of 28 February 2029 is three years after the draw. The flats

The price list carries two plans: a 2 BHK of 573.61 sq ft carpet with 116.14 sq ft of balcony and a 3 BHK of 645.30 sq ft carpet with 165.44 sq ft of balcony. The 3 BHK is at the policy's cap of about 645 sq ft, so three bedrooms fit into roughly the floor area of a large Gurgaon 2 BHK; plan the furniture before the excitement of the third room. Listings describe ten or more towers of ground plus 14 floors, nearly half the site open, IGBC Platinum rating, solar lighting in common areas and EV charging. The flat count is printed as 1,124 on one page and 450 on another, which cannot both be right; the registration has the number. UV Landbase and Diplomats Group

The promoter is U V Landbase Private Limited, incorporated on 12 December 2011, which sells as Diplomats Group and describes itself as a 15-year-old developer. Its other Gurgaon projects are on the Dwarka Expressway in Sector 110: Diplomats Golf Link, an affordable project that this site's Sector 110 guide lists as Sidhartha Diplomats Golf Link, and Diplomats DXP Centre, a commercial scheme. Green Vista is its project in Farukhnagar. A buyer judging the builder should look at how Golf Link has progressed against its own dates.

Farukhnagar as an address

Farukhnagar is an old market town on the western edge of Gurugram district, with its own development plan and a plotted pocket in Sector 3 where Signature Global sells small plots under the state's Deen Dayal scheme; this site's Signature Global farmhouse page describes the belt. Listings sell Green Vista on its links to the KMP Expressway, the Dwarka Expressway, NH-48 and the Gurugram-Pataudi Road. The road that would change Farukhnagar most is not built: a 33 km six-lane corridor from Wazirpur on NH 352W to Jhajjar, with a Farukhnagar bypass, is at the project-report stage, with no fixed alignment or start date. For now, an allottee working in Gurgaon should drive the route at office hours before counting on it.

Affordable housing in Farukhnagar suits a buyer who works on the western side of the district, in Manesar, along the KMP or in Farukhnagar itself, or a family for whom the policy price is the only way to own a new flat in the district. 4. Who you pay: only U V Landbase Private Limited, never a broker, for a policy flat.
5. A transfer offer: if someone offers to sell you an allotment before possession, ask what the policy and the allotment letter allow before any money moves.

Our view: Diplomats Green Vista is a registered, licensed affordable housing project in Farukhnagar whose draw has already taken place, priced by the state at about Rs 27.21 lakh for a 2 BHK and Rs 31.02 lakh for a 3 BHK, with possession due in February 2029. For allottees it is a new flat at a controlled price well below anything comparable closer to the city. For everyone else the honest answer is that the door at that price has mostly closed; watch for surrendered flats, and judge any other offer on its papers.
