In south Delhi you often get a choice: a DDA flat or a builder floor in the same or a nearby colony. They are different products. A DDA flat is government-built, usually in a society block with other DDA flats, with a clear plot share and a legal title once converted to freehold. A builder floor is a single level of a redeveloped private bungalow, newer inside, often better finished, but built by a private builder whose quality you must check. Vasant Kunj

The top of the DDA world. Sprawling, green, in south-west Delhi near the airport and Vasant Vihar. DDA flats here in the LIG, MIG and HIG categories run ₹1.2 to ₹3.5 crore. You are paying for space, greenery and the address. Many are large formats with generous rooms, unusual for DDA. Best for families who want a premium south Delhi home without paying builder-floor prices.

Saket

Central-south, with malls, metro (Yellow Line) and hospitals at hand. MIG and SFS flats run ₹1.3 to ₹3 crore. The connectivity is the draw, you are in the middle of south Delhi with everything close. Slightly denser than Vasant Kunj but more convenient day to day.

Kalkaji

The more affordable classic south address, near the temple, well connected by metro. LIG and MIG flats run ₹90 lakh to ₹2.2 crore. A genuine south Delhi location at a lower entry than Vasant Kunj or Saket. Older buildings, so budget for interiors.

Karkardooma
