What you actually give up in the project: plot-level ownership of a specific piece of land, freedom to rebuild, and the larger floor plates the plotted stock offers. The Metro That Is Actually Being Built Here

Haryana approved a revised ₹10,266-crore Gurugram Metro expansion — 28.5 km and 27 stations from Millennium City Centre to Cyber City. Construction began in 2025 on a roughly four-year phased build; one 2.2 km stretch has already slipped on utility shifting, with clearance set for November 2026.

So the honest position: a station is funded, under construction and named, which is materially better than a line on a masterplan. It is also not open, and the schedule has already moved once. Price it as probable, not certain.

Today the sector runs on Sohna Road and the Southern Peripheral Road, with Golf Course Extension Road reachable and the same peak congestion every sector on this belt lives with.

Rent and Yield

With 478 properties listed for rent against 484 for sale, Sector 48 is one of the genuinely two-sided markets in Gurgaon — the same balance batch 5 found in Sector 37D, and the opposite of Sector 38, where roughly 235 rentals compete with about 10 sale listings.
