Whispering Woods is built as a full community, not scattered plots. The layout is split into named blocks, Cyprus, Birch, Cedar, Willow, Alder and Pine, around a central club, an adventure island and a water body. The developer has kept land aside for future phases too. So you buy into a place that already has roads, greenery, amenities and a plan, instead of an empty piece of land you have to develop alone.

Configurations and pricing

There are two farmhouse types, both with a private swimming pool:

• 2.5 BHK farmhouse (2 BHK + store): plot about 1,138 sq.mtr (roughly 12,250 sq ft), built-up about 1,250 sq ft, pool about 260 sq ft. Comfortable for a family of four. Starting around ₹1.60 crore.
• 3.5 BHK farmhouse (3 BHK + store): plot about 2,276 sq.mtr (roughly 24,500 sq ft), built-up about 2,172 sq ft, pool about 494 sq ft. Suits a larger family or frequent hosting. Priced around ₹2.80 crore.

Earn rental income with StayVista

This is the part that sets Whispering Woods apart. The farmhouses are tied up with StayVista, one of India's largest managed holiday-home platforms. When you are not staying, StayVista can rent your farmhouse to travellers and manage everything, listing, guests, housekeeping and upkeep.

Based on the developer's projection, the net owner share works out to roughly ₹11.25 lakh to ₹13.50 lakh a year for the 2.5 BHK, and about ₹13.33 lakh to ₹16.00 lakh a year for the 3.5 BHK. The model uses a 50:50 stay-revenue share and an 80:20 food-and-beverage share, with average night rates around ₹15,000–₹19,000. Keep two things in mind. The rental figures are projections, so treat them carefully. And a farmhouse is a niche asset, resale can take longer than a city flat.
