About WAL Pravah Wellness Residences Sector 92 Gurgaon
WAL's Sector 92 project is marketed as senior living, and on the public record it is not one. It is a wellness-branded residential scheme with senior-friendly barrier-free design, open to any buyer — which is a perfectly good thing to be, and a different thing from the age-restricted, policy-licensed communities the rest of this segment sells. A family shortlisting it next to Pioneer Advait or Silverglades Melia First Citizen is comparing two products that only share a word. This page sets out what is actually established about it, and what is not.

Three names, one sector, and what that means
WAL's Sector 92 stock circulates under at least three names — Pravah, Serenia and Verde — each with its own microsite, and the descriptions overlap heavily. Pravah is presented as senior living. Serenia is described as a wellness-led development "suited equally to growing families, working professionals and multi-generational, senior-friendly households". Verde appears on at least one listing under affordable housing, with registration described as coming soon.
Those are three very different products to sell from one sector under one developer's name, and a buyer cannot tell from the marketing which one they are being shown. There is one reliable way through it, and it is the same rule that applies across this whole segment: registrations do not have aliases. Ask for the HARERA number, then read the certificate — the licensed area, the tower count, the completion date and the category are all printed on it. The name on the brochure is not a fact about the building.
The claim this page will not repeat
Nothing on the public record establishes that this scheme is age-restricted, or that it is licensed under Haryana's retirement housing policy. That policy is what makes a senior community a regulated product rather than a marketing word: it requires a dining hall of at least 100 square metres, a medical room, a 500 square metre recreation room, and twenty-four-hour ambulance cover, physiotherapy and nursing as mandatory services — and it restricts ownership to buyers of 55 and above. The policy is short and checkable, and Pioneer Advait is described as the first Haryana scheme licensed under it.
What is published here is barrier-free design, a wellness clubhouse and a spa. Those are genuine and worth having. They are not a nurse at three in the morning, and no source says a nurse is coming.
So the question to put to this sales office, before any other, is: is the scheme licensed under the retirement housing policy, and if not, which of the mandatory services does it contract for anyway, and with whom? An honest answer of "it is not a retirement scheme, it is a wellness project with step-free homes" would be a good answer. An answer that repeats the phrase "senior living" without naming a licence or an operator is not one.
A developer founded in 2022
WAL Developments dates from 2022, which means there is no completed project to walk through and no handed-over society to ask about. That is not disqualifying — every developer starts somewhere, and a new firm often builds more carefully than an established one with nothing to prove. But it changes what due diligence looks like, and it matters more here than on an ordinary flat, because a senior-oriented scheme is being sold partly on services that only exist after handover.
Three things to establish, in writing:
- The escrow and the construction-linked plan. On a scheme handing over six years out from a developer with no delivery record, a time-linked payment plan transfers the risk entirely to the buyer. Keep it construction-linked and read the HARERA provisions on how the account works.
- Who is actually building it. The contractor's record is a real proxy when the developer has none.
- What "senior-friendly" is contracted to mean. Barrier-free is a design specification and can be checked on a floor plan. Nursing, physiotherapy and an ambulance are services and need a named provider and an agreement.
Read against the sector, not the label
At about Rs 1.50 crore for 1,250 to 1,350 sq ft, the rate lands near Rs 11,000 to Rs 12,000 per sq ft. This site's own band for New Gurgaon runs about Rs 9,000 to Rs 11,500, so this sits at the top of it or a little above — priced as a good ordinary flat in Sector 92, not as a senior community. That is consistent with what the record actually describes, and it is the most useful single check a buyer can make: the price is telling the truth the marketing is blurring.
The nearest genuine comparison in the same corridor is JMS Silver Living in Sector 95, which is sold as senior living at about Rs 9,500 to Rs 10,000 per sq ft — cheaper per foot, larger homes, and carrying the same unanswered question about what the monthly services actually are. Between the two, the choice is not senior versus ordinary. It is which sector, and which developer you would rather wait on.
Against the alternatives
| Instead of this | What changes |
|---|---|
| JMS Silver Living, Sector 95 | Sold as senior living, larger homes at Rs 9,500-10,000 per sq ft, two G+29 towers, handover around 2030. Same corridor, same open question about services. |
| Silverglades Melia First Citizen, Sohna | A genuine senior community, built and running today, from about Rs 1.04 crore - with nursing, physiotherapy and an ambulance you can inspect rather than ask about. |
| Pioneer Advait, Sector 50 | Licensed under Haryana's retirement policy, Fortis named, registered for 2027 - but two to three times the money and inside the city. |
| An ordinary flat in New Gurgaon | Broadly the same rate, no wellness branding, and no age question on resale. Which is roughly what this is. |
| The whole segment | Every senior scheme in Gurugram, with each one's premium over its own corridor worked out and the age-restricted ones separated from the senior-friendly ones. |
Who it suits
A buyer who wants a well-specified, step-free three-bedroom in a green, low-rise-density part of New Gurgaon, who likes the wellness programme and the clubhouse, and who is not relying on medical or nursing services being delivered. On that basis the price is reasonable and the location is genuinely good — the 84-metre road frontage, DLF Garden City next door, and Dwarka Expressway and NH-48 both close.
It suits badly a family buying for a parent who needs, or will soon need, the things a retirement community provides. For that household this is an ordinary flat with grab rails, bought six years ahead of handover from a developer with no completions — and the segment page sets out what the alternatives cost, including the monthly ones that are available now.
