About Vedic Kunj, Rishikesh: RERA, Location, Price and What Is on Record

Vedic Kunj is a plotted project near Rishikesh that an earlier version of this page credited to the developer Ravista and placed at Kimsar, near Chilla, where the Rajaji Tiger Reserve begins. We looked for it on Ravista's own websites, the Uttarakhand RERA portal, company records, the news and the listing sites, and found it in none of them.

A correction. An earlier version of this page gave Vedic Kunj a township size, one plot size, a rate, a booking amount, extra charges, facilities and drive times. We found no source for any of it, so it has been taken out. It also filed the project under Dehradun, though the village it named, Kimsar, is in Pauri Garhwal district. And it quoted a booking amount for a project it said was still waiting for RERA registration, which the RERA Act does not allow for a plotted project on more than 500 sq m.

What we looked for, and what we found

  • The developer's websites. Ravista's site lists Ganga View near Rishikesh, Vedic Valley near Jolly Grant airport and Vedic Farm at Naugaon, Alwar, as ongoing, and Arka Resort as delivered. A second Ravista site sells Ganga View plots in Village Kund. Neither names Vedic Kunj.
  • Uttarakhand RERA. A search of the portal's pages for Ravista, Vedic Kunj and Kimsar found no project. The portal could not be opened from here, so that is not proof, but no registration number for Vedic Kunj has been published anywhere.
  • News and listings. No news report, RERA order or court case names Vedic Kunj or Ravista. The only other page naming it repeats the earlier version of this page.

Does Vedic Kunj need RERA registration?

Yes, unless it is tiny. Section 3 of the Real Estate (Regulation and Development) Act, 2016 bars a promoter from advertising, booking or selling plots before the project is registered with the state's RERA. Only land of 500 sq m or less, or eight apartments or fewer, is exempt, and three plots of 250 sq m already pass that. A promoter who sells without registering can be fined up to 10 per cent of the project's cost.

Ask for the number, find the project on the Uttarakhand RERA portal yourself, and read the promoter, land area, plot count and completion date on the certificate. Do not pay a booking amount on a promise that the number is coming.

Where it was said to be

The earlier page placed Vedic Kunj at Kimsar, near Chilla. No land record we found confirms it, but the area is on the record:

  • Kimsar is a village in Yamkeshwar block of Pauri Garhwal district, with 365 people in 91 households at the 2011 census. Directories put it 32 to 41 km from Rishikesh by road.
  • Chilla is the reserve's range on the east bank of the Ganga. The Chilla Wildlife Sanctuary covers 249 sq km there, by the reserve's own website, and the roads into Kimsar run through it.
  • Rajaji was declared a tiger reserve in 2015.

So a site at Kimsar is in neither Rishikesh town nor Dehradun district. Ask for the khasra numbers and the jamabandi (the land record), and whose name the land is in today.

Building next to a tiger reserve

  • In February 2023 the National Green Tribunal, hearing a case about resorts in the Chilla range, said construction curbs also cover a 1 km belt beyond the tiger reserve's boundary.
  • Rajaji's eco-sensitive zone still awaited a final notice in March 2025, when the Supreme Court pressed the environment ministry to decide Uttarakhand's revised proposal.
  • In November 2025 the Supreme Court gave states a year to declare eco-sensitive zones around every tiger reserve.

The rules for this belt are still being set. Ask, in writing, how far the plot is from the reserve boundary and whether any of the colony falls in the 1 km belt or in a proposed eco-sensitive zone.

Can a buyer from outside Uttarakhand buy here?

Only a small plot, and only for a home. Uttarakhand's land amendment, in force since 1 May 2025, bars people from outside the state from buying farm or orchard land in 11 of its 13 districts: all but Haridwar and Udham Singh Nagar, so Pauri Garhwal is covered. An outsider may still buy up to 250 sq m (about 299 sq yd) for a house without permission, once per family, on an affidavit that no one in the family has bought such land elsewhere in the state. Anything larger needs the state's permission, and land put to another use can be taken back. Ask for the plot's area in square metres and its recorded use before you sign.

Who Ravista is

Ravista calls itself a developer of gated hill communities, with an office in DLF Corporate Greens, Sector 74A, Gurugram. Company-data sites list Ravista Reality Private Limited (CIN U68200DL2024PTC432199), registered in Delhi in 2024 with ₹1 lakh of paid-up capital. Its listed directors are not the people the website names as founders. Nothing we found shows which company would sell plots at Vedic Kunj; that name belongs on the RERA certificate and on your agreement.

Of the projects Ravista lists as delivered, Arka Resort near Rishikesh can be checked: WelcomHeritage opened it as a hotel in November 2025. Another developer, Platinum Devcon, lists it too. Ask Ravista which projects it built and sold itself.

Checks before you pay anything

  • RERA. The registration number, read on the portal yourself.
  • The land. Village, khasra numbers, jamabandi, the owner's name today, the recorded use and the approved layout.
  • The reserve. The plot's distance from the Rajaji boundary, in writing.
  • The land law. If you live outside Uttarakhand, the plot's area in square metres.
  • The price. A written price sheet with every charge.
  • The seller. The same company name and CIN on the agreement as on the RERA certificate.

Other Uttarakhand projects on this site: Nehlia Aqua Villas near Lansdowne, also in Pauri Garhwal district, and Gokuldham Estate in Haridwar, whose builder prints an Uttarakhand RERA number. More plotted projects are listed under residential plots.

Pros and cons

For:

  • The area named is forest country: the Chilla side of the Rajaji Tiger Reserve, on the east bank of the Ganga
  • The developer named has an office in Gurugram and a company record
  • A resort near Rishikesh that Ravista lists as delivered opened in November 2025

Against:

  • No Uttarakhand RERA registration found, though a plotted colony on more than 500 sq m must register before it is sold
  • Not listed on Ravista's own websites
  • No price list, plot size, layout or land record found
  • Building near a tiger reserve has limits that are still being set

Our view

We could not find Vedic Kunj anywhere but on an earlier version of this page and one copy of it. The setting it was given is real, and so are its rules: a tiger reserve next door, a land law that limits outside buyers to 250 sq m, and a RERA Act that bars selling an unregistered plotted colony. Until the seller shows a registration and the land papers, treat Vedic Kunj as a name, not a project.

Ask for the RERA number, the khasra numbers and jamabandi, the approved layout and a written price sheet. If any is missing, pay nothing.

FAQs

Is Vedic Kunj Rishikesh RERA registered?

No registration for it was found on Uttarakhand RERA in searches on 8 October 2026, and no number has been published anywhere. A plotted project on more than 500 sq m must be registered before it is advertised or sold.

Where is Vedic Kunj?

An earlier version of this page placed it at Kimsar, near Chilla, on the edge of the Rajaji Tiger Reserve. Kimsar is a village in Yamkeshwar block of Pauri Garhwal district, 32 to 41 km from Rishikesh by road. No land record we found confirms the site.

What is the price of a plot in Vedic Kunj?

No published price list was found. The rate, the booking amount and the charges on an earlier version of this page had no source and have been removed. Get a written price sheet before you pay anything.

Is Vedic Kunj a Ravista project?

An earlier version of this page named Ravista as the developer, but Ravista's own websites do not list Vedic Kunj. They list Ganga View, Vedic Valley and Vedic Farm as ongoing. Ask Ravista in writing whether it is theirs and which company is selling it.

Can someone from outside Uttarakhand buy a plot at Vedic Kunj?

Only up to 250 sq m (about 299 sq yd) for a home, once per family, on an affidavit. Since 1 May 2025 outsiders, meaning people from outside the state, cannot buy farm or orchard land in Pauri Garhwal or in 10 other districts.

Can you build near Rajaji National Park?

With limits. The National Green Tribunal said in February 2023 that building curbs reach 1 km beyond the tiger reserve's boundary, and the eco-sensitive zone is still being settled. Get the plot's distance from the boundary in writing.
