About South City Greens Sector 36 Jhajjar
South City Greens Jhajjar at a glance
South City Greens is a DDJAY plotted colony in Sector 36, Jhajjar. HRERA Panchkula registered it on 22 July 2026 as HRERA-PKL-JJR-949-2026, with A A Gems Pvt Ltd as the promoter. The filing lists 380 plots on 19.99 acres, the smallest 91.1 sq m (about 109 sq yd), and completion by 7 May 2031. It sits on the Jhajjar side of the growing Delhi to Jhajjar to Reliance MET City belt.
The pitch is simple. You get a registered plot at a Jhajjar rate, the freedom to build your own house, and a location that is close to Jhajjar town yet plugged into the new industrial and road story taking shape around Badli and Badsa. For a self-build family or a patient land investor, that mix is the draw.
Plot sizes and price
The smallest plot in the HRERA filing is 91.1 sq m, about 109 sq yd. Sellers have quoted around ₹43,000 per sq yd; at that rate a 109 sq yd plot comes to about ₹47 lakh before stamp duty and other charges. The builder has not published a price list we could read. Ask for one in writing, with the plot number, and check the size against the approved layout.
Treat these numbers as indicative. Plot rates in a DDJAY project move with location inside the layout (corner, park-facing and wider-road plots cost more), the phase, and the running offer. Ask us for the live cost sheet before you lock a plot. Under DDJAY, external development charges and other statutory costs are capped and defined, which is part of why the base rate stays affordable.
What DDJAY and stilt plus four mean for you
Deen Dayal Jan Awas Yojana is Haryana's affordable plotted-colony policy. In plain terms it gives you a licensed layout with internal roads, water, sewer and power lines, not a raw unapproved farm cut into plots. The plot price is not fixed by the policy. The policy also allowed stilt plus four floors, but on 21 July 2026 the Town and Country Planning Department suspended all further stilt-plus-four approvals on residential plots across the state.
Until approvals resume, do not count on selling or renting separate floors. Check what the sanctioned building plan allows on your plot before you plan the build.
Location and connectivity
Sector 36 sits right next to Jhajjar town, so daily needs, schools, the railway station and the bus stand are a five minute drive. NH-71, the Rohtak to Rewari highway, is close by and feeds you into the wider road grid. The bigger story is what is coming up around it. Reliance MET City and the IndoSpace industrial park at Badli are roughly 10 to 15 minutes away, AIIMS Badsa is about 15 to 20 minutes, and the KMP (Kundli Manesar Palwal) Expressway gives you a fast link across NCR.
Gurugram is about a 40 to 45 minute drive on a normal day, and the new Gurugram to Jhajjar road work is meant to cut that further over time. IGI Airport is roughly 50 to 60 minutes. So this is not a spot you buy for a daily Gurugram office commute. It is a spot you buy because the jobs, factories and roads are moving towards Jhajjar, and land here is still cheap compared with anything closer to Gurugram.
Amenities and layout
Being a planned DDJAY colony, the layout carries the basics done properly: a gated boundary with security and CCTV, a central green lawn, a jogging track, a kids play area, a small community and yoga space, wide internal roads, underground electricity and a water and sewage line. A pocket of commercial or SCO plots is planned inside for daily shopping. These are community-grade amenities, not a high-rise clubhouse. For a plotted colony at this price, they are about what a buyer should expect.
About the developer
The promoter on the registration is A A Gems Pvt Ltd. Sellers market the colony with the earlier South City colonies in Jhajjar, which are registered to other promoters (South City-1 to Vedmaan Group, South City-2 to Cellular Consultants Pvt Ltd), so check whose name is on your receipt. As with any builder, do the standard checks: match the RERA number, the DTCP licence and the exact plot on the approved layout plan before you pay.
Is South City Greens Jhajjar a good buy?
For the right buyer, yes. If you want an affordable, registered plot to build your own home near Jhajjar town, or you are betting on the Reliance MET City and industrial corridor pulling value towards this belt over the next few years, the price and the DDJAY structure work in your favour.
Be clear-eyed on the flip side. This is land, so the return is appreciation, not rent, and it needs patience. Jhajjar is an emerging market, so resale can be slower than in Gurugram, and a lot depends on the promised roads and projects actually landing on time. Buy at a fair per-yard rate, pick a plot on a good road inside the layout, verify every approval, and it is a sensible entry into a corridor that still has room to grow. If you want a ready home to move into now, a plot here is not that.

💬 Our View
South City Greens is a fair-value DDJAY plot play in Jhajjar. The draw is a registered plot at a Jhajjar rate (HRERA-PKL-JJR-949-2026, promoter A A Gems Pvt Ltd), in a belt that is slowly being pulled up by Reliance MET City and the industrial corridor. We would tell a serious buyer to pick a plot on a good internal road, verify the RERA and DTCP approvals against the exact plot number, and treat it as a patient appreciation bet, not a rental or ready-home buy. Do not count on separate floors while stilt-plus-four approvals are suspended. If that fits your plan, it is a sensible entry into an emerging market.

A sensible, honestly priced DDJAY plot buy for self-build families and patient land investors betting on the Jhajjar and Reliance MET City corridor. Not for anyone who needs a ready home or rent from day one. Verify every approval, pick a good plot inside the layout, and hold for appreciation.
