About Smart World Orchard Sector 61 Gurgaon

Smart World Orchard is not a new launch. It was launched in November 2021, when Smartworld Developers sold about Rs 2,000 crore of it in two weeks at Rs 1.37 crore to Rs 1.94 crore a home. It is a low-rise scheme of stilt-plus-four floors in Sector 61, off the Golf Course Extension Road, with about 1,309 homes, and handovers began in December 2024. When this page was checked on 26 September 2026 there were over 320 homes listed for resale and several hundred to let. The row this page replaces printed New Launch, a price of Rs 1.62 crore onwards and no developer at all.

Rs 1.62 crore is not far from the cheapest 2 BHK in the project today, which asks about Rs 1.6 crore. It is a long way from what most of the project sells for. Smart World Orchard resale trades at about Rs 16,000 per sq ft, which puts the 1,150 to 1,200 sq ft 2.5 BHK at Rs 1.6 crore to Rs 1.9 crore and the 1,549 sq ft 3 BHK at about Rs 2.5 crore, with the best-placed 3 BHKs asking up to Rs 2.9 crore.

What is actually for sale, unit by unit

This site used to carry four separate pages for homes in this project, one per listing, each printing a formula or a guess against an area. They now fold into this page. Here are the sizes they named, what each printed, and what each comes to at the rate the project trades at today.

The first three rows are the area times Rs 15,000, then times 1.30, so the floor of each band sits about 6 per cent under the market and the ceiling about 22 per cent over it. The fourth row is simply wrong: Rs 1.2 crore on a 1,549 sq ft 3 BHK is Rs 7,750 per sq ft, well under what the project cost at launch in 2021. The 1,544 and 1,549 sq ft rows describe the same 3 BHK plan; the five-foot difference is a typing slip, not a second layout.

The asks, divided by their areas

The project sells a 2.5 BHK of 1,150 to 1,200 sq ft and a 3 BHK of 1,549 to 1,630 sq ft, each a whole floor of a four-storey block. The asks that could be tied to a size:

  • A semi-furnished 1,150 sq ft 2.5 BHK on a second floor at Rs 1.6 crore: Rs 13,910 per sq ft, the bottom of the range.
  • An unfurnished 1,150 sq ft 2.5 BHK at Rs 1.84 crore: Rs 16,000.
  • A furnished 1,680 sq ft 3 BHK with a study at Rs 2.54 crore: Rs 15,120.
  • A semi-furnished 3 BHK quoted at 1,700 sq ft for Rs 2.5 crore: Rs 14,710 on that figure.
  • The 1,549 sq ft 3 BHK from Rs 2.91 crore on one portal: Rs 18,790, the top.

The portal averages sit in the same place: about Rs 16,300 per sq ft on one and Rs 17,620 on another, against a Sector 61 average quoted between Rs 14,000 and Rs 18,700. The working figure is Rs 16,000, with a range of about Rs 14,000 to Rs 18,800. One portal's 3 BHK band, Rs 1.99 crore to Rs 3.19 crore across 1,087 to 1,720 sq ft, divides to more than Rs 18,300 at both ends; but no 3 BHK here is 1,087 sq ft of super area, which means that band is mixing carpet and super areas. A price divided by a carpet area always looks dearer.

Why this page and our 3 BHK resale page use different rates

This site already has a resale page for one 3 BHK in Smart World Orchard, written four days earlier. It puts a 3 BHK at Rs 2.2 crore to Rs 2.6 crore, from two asks it divides at Rs 14,700 to Rs 15,300 per sq ft. This page gets about Rs 2.48 crore for the 1,549 sq ft 3 BHK, which sits inside that band, so the two pages agree on what a buyer pays. They differ on the rate because they divide by different areas. The two asks on that page were quoted at 1,440 and 1,700 sq ft, and neither is a size the project registers. Put both over the 1,549 sq ft plan and they come to Rs 14,200 and Rs 16,140, the second of which is this page's figure. The crore answer is the one to hold on to; a rate per sq ft is only as good as the area under it.

Five years from launch

At launch the top of the price list was Rs 1.94 crore. At Rs 16,000 per sq ft, the 1,549 sq ft 3 BHK is about Rs 2.48 crore today, a gain of about 28 per cent in just under five years, or a little over 5 per cent a year. One portal prints a 10 per cent gain for the project over the past year. That is respectable for a low-rise scheme, but it is not the doubling the Extension Road's towers managed over the same stretch, and it is worth knowing before paying the top of the range.

The rent, and what it does to the price

Low-rise floors let well, and this project has a large letting market: several hundred homes listed to let at once. Average asking rents run from about Rs 45,000 to Rs 61,000 a month across the 2.5 and 3 BHK. One broker's page claims Rs 60,000 to Rs 85,000 for a 3 BHK floor; no listing at the top of that range could be tied to a size, and this page does not use it.

Now divide. A 1,150 sq ft 2.5 BHK at Rs 1.84 crore letting for Rs 45,000 earns Rs 5.4 lakh a year: 2.9 per cent gross. A 1,549 sq ft 3 BHK at Rs 2.48 crore letting for Rs 61,000 earns Rs 7.3 lakh: 3.0 per cent. At Rs 55,000 the same flat yields 2.7 per cent. That is better than most finished towers on the Extension Road manage, and it is the strongest case for the project: families will pay for a floor of their own with fewer neighbours on the stairs.

Possession and the registration

Three registration numbers circulate for the project: RC/REP/HARERA/GGM/505/237/2021/73 and RC/REP/HARERA/GGM/506/238/2021/74, both from November 2021, and RC/REP/HARERA/GGM/617/349/2022/92 for a phase registered in 2022. The registration gave December 2024 as the start of possession; listings reported keys going out from late 2024 with the rest due through 2025, and the size of the rental market now says most blocks are occupied. For a resale buyer the checklist is the occupation certificate for the specific block, the conveyance deed for the specific floor, and which of the three registrations covers it.

What the developer publishes, and two confusions

Smartworld's own project page describes 2.5 and 3 BHK homes in low-rise blocks at Sector 61. The listings give the land as anywhere from 20.6 to 25 acres, the trade press at launch said 20.6, and the homes as one to a floor, with lifts, on stilt parking. Two confusions follow the name. Smart World Orchard Street is the retail scheme in the same sector, not these homes, and resale listings are filed under the wrong one. And a description of tall towers circulates for this project in search results; it belongs to a different Smartworld development. This is a scheme of four-storey blocks.

The area question matters more. Carpet areas quoted for the project run from about 830 to 1,170 sq ft, while the listings quote 1,150 to 1,720 sq ft, and some brokers quote the plot in square yards. Ask for the carpet area in writing, and divide the ask by it as well as by the quoted size.

Where it sits

Sector 61 sits on the Golf Course Extension Road, between the older Golf Course Road stock to the north and Sohna Road to the south. The sector's other homes are on the Sector 61 flats page; the obvious comparison at the top of the sector is a resale 4 BHK in Puri Aravallis, a tower scheme with much larger flats.
