About Smart World Edition Sector 66 Gurgaon
Smart World Edition is an under-construction tower scheme on about 10.7 acres in Sector 66, on the Golf Course Extension Road: six towers of up to 42 floors, 956 flats of 3.5 and 4.5 bedrooms, registered with the Haryana authority on 6 November 2023 and launched that month on a price sheet that works out to about Rs 18,500 to Rs 19,300 per sq ft. It is not a new launch any more. The developer's first sale is nearly three years old, and the flats now change hands between buyers before a single tower is finished.
The row this page replaces printed "Rs 8.4 Cr to Rs 10.92 Cr (est.)" with no developer named and no description at all. That band matches nothing on sale. Read on 26 September 2026, the resale listings put Smart World Edition at about Rs 20,400 per sq ft, with a second portal's figure near Rs 19,600. The first portal puts Sector 66 as a whole near Rs 19,200. A 3.5 BHK of 2,945 to 3,035 sq ft asks Rs 5.96 crore to Rs 7.41 crore, and a 4.5 BHK of 3,505 to 3,660 sq ft asks Rs 6.45 crore to Rs 8.02 crore. The old band started above the dearest standard flat anyone is offering.
What the old pages printed, and what the sizes imply

The two stub pages and the building row were wrong in opposite directions. The stubs multiplied each area by Rs 15,000 and then by 1.30, which is below even the 2023 launch rate, so both bands sat under the market: a 2,945 sq ft flat was told Rs 5.74 crore at most, and one was listed at Rs 6.24 crore. The building row went the other way. Its Rs 8.4 crore floor is exactly 5,600 sq ft at the formula's Rs 15,000, and 5,600 sq ft is the size of the largest penthouse, not of any standard flat, which stop at 3,660. So the row took the biggest unit in the project, priced it below the launch rate, and printed the result as the cheapest way in. At the resale rate such a penthouse would be about Rs 11.4 crore, if one came up; every 3.5 and 4.5 BHK sits below the old floor. Neither figure came from a listing.
The rate ladder, worked from the asks
Every ask divided by its area:
- The launch sheet the listings still carry: a 3 BHK of 2,945 sq ft from Rs 5.45 crore, Rs 18,500 per sq ft; a 4 BHK of 3,505 sq ft from Rs 6.77 crore, Rs 19,300.
- A 4.5 BHK of 3,660 sq ft facing the pool at Rs 7.1 crore: Rs 19,400 per sq ft.
- A 4.5 BHK of 3,660 sq ft at Rs 7.5 crore: Rs 20,500.
- A 3.5 BHK with servant and extra room, 2,945 sq ft, at Rs 6.24 crore: Rs 21,200.
The portals' own bands stretch further. At Rs 5.96 crore a 2,945 sq ft flat would be Rs 20,200 per sq ft, and at Rs 8.02 crore a 3,660 sq ft flat would be Rs 21,900. So the working range is about Rs 19,400 to Rs 21,900 on resale, against Rs 18,500 to Rs 19,300 at launch. That is the most useful number on this page: a buyer on the resale market is paying the original allottee roughly Rs 1,000 to Rs 2,500 per sq ft over the launch rate, or about Rs 30 lakh to Rs 90 lakh on a flat, for a place in a queue that does not end until the towers are finished.
Three years of gain, set against the sector
At about Rs 20,400 against a launch sheet that averaged about Rs 18,900, the project has gained roughly 8 per cent in close to three years. Over the same three years, flats across Sector 66 rose about 66 per cent on one tracker, and the sector now averages about Rs 18,650 per sq ft, up 9 per cent in the past year. Those two facts together say something the marketing does not: the Edition launched at the top of its sector and has since been caught up by it, rather than pulling ahead. A buyer paying Rs 20,400 today is paying about 9 per cent over the sector average for a flat that will not exist until the end of the decade.
The neighbours make the same point from a different angle. M3M Golf Estate, finished since 2018 in Sector 65 next door, trades at about Rs 23,450 per sq ft with flats you can walk into today and a rent you can collect. Possession: two dates in circulation
The registration lists a completion date of February 2031. Several broker pages print possession from December 2027. Plan on the registry date, not the brochure. The difference is more than three years, and for a buyer on the resale market it is money: if the seller is on the 30:70 plan that one broker describes, about 30 per cent of the price has already gone to the developer and sits idle until handover. On a Rs 7.47 crore flat that is about Rs 2.24 crore. At 7 per cent a year that money would earn about Rs 15.7 lakh a year elsewhere, over Rs 60 lakh by February 2031. Add that to the premium over launch before you decide the flat is cheap. The rights a buyer has if the date slips are on the possession delay page.
What buying on the resale market actually means here
Nothing here is a finished flat, so a "resale" is a transfer of the original allotment. The buyer pays the seller what the seller has paid the developer plus the premium, takes over the remaining instalments, and the developer endorses the allotment letter in the new name for a transfer fee. Four things follow.
- The transfer fee. The developer sets it and no listing we read printed it. Get it in writing, with who pays it, before the token.
- The payment record. Ask for the developer's own statement of what has been paid and what is due, not the seller's summary. A missed instalment carries interest, and it follows the allotment.
- GST. What is still owed to the developer carries GST at 5 per cent, because the flat is under construction. On Rs 5.23 crore still to pay on a Rs 7.47 crore flat, that is about Rs 26 lakh.
- Stamp duty falls due on the conveyance deed at handover, at Haryana's rates of 7 per cent for a man, 5 per cent for a woman and 6 per cent jointly; on Rs 7.47 crore that is Rs 52.3 lakh against Rs 37.4 lakh.
What the developer publishes
Smartworld Developers' own page for the Edition describes 3.5 and 4.5 BHK flats of about 2,945 to 3,660 sq ft and penthouses, which the marketing puts at up to about 5,600 sq ft, in three pairs of towers of up to 42 floors, a clubhouse with a spa, gym, theatre and a rooftop pool, and tennis and basketball courts. The launch sheets the listings carry start a 3 BHK at Rs 5.45 crore and a 4 BHK at Rs 6.77 crore; the developer's page prints no resale rate. The company itself is young: it was founded in 2021, and this is one of its biggest schemes, alongside Smart World Orchard, a low-rise scheme in Sector 61 that began handing over in December 2024, and Smart World One DXP on the Dwarka Expressway in Sector 113. It has no delivered 42-floor tower to point to yet, and that is the risk a buyer is taking.
Registration
The Haryana registration is RC/REP/HARERA/GGM/756/488/2023/100, dated 6 November 2023, and several listings shorten it to GGM/756/488/2023/100. This is the one number on the page that matters more than the brochure for an unfinished project: it carries the completion date the developer committed to, the escrow account, and the quarterly progress reports. Read them on the state authority's website before paying a token, and read the Haryana RERA guide for what the registration does and does not protect.
What it might let for
There is no rent to quote, because nobody lives here yet. The nearest finished comparison is M3M Golf Estate next door, whose 4 BHK flats let at about Rs 2.1 to Rs 2.5 lakh a month, a gross yield of about 2.7 to 3 per cent. If the Edition lets at 2.5 to 3 per cent when finished, a Rs 7.47 crore flat would earn about Rs 1.56 lakh to Rs 1.87 lakh a month. That is an estimate from a neighbour, not a listing, and it is here to set expectations: nobody should buy this flat for income, and nobody collects any rent before 2031.
Who this suits, and who it does not
Is it a good investment? On these numbers, not as an investment: about 8 per cent in three years, no rent until 2031 and a sector that has outrun it. It is a reasonable purchase of a home. It suits a buyer who wants a new 3,000 to 3,700 sq ft flat on the Extension Road, can wait until 2031, and is comfortable paying a young developer's launch price plus a premium for it. It suits the original allottees, who can sell at a small gain. It does not suit anyone who needs a home before the decade ends, anyone who reads the old band of Rs 8.4 crore and up as the price, or an investor comparing it with a finished building next door that costs more per sq ft but lets from the day of purchase. Nobody can quote one yet, because the towers are not finished and nobody lives there. Finished 4 BHK flats at M3M Golf Estate next door let for about Rs 2.1 to Rs 2.5 lakh a month, near 3 per cent gross. The old row got the price wrong in one direction and the two stub pages got it wrong in the other, and none of them said the project was unfinished. Smart World Edition is an allotment market: flats launched at about Rs 18,500 to Rs 19,300 per sq ft in 2023 now change hands at about Rs 20,400, with completion registered for 2031. The premium over launch is modest, which is fair to a buyer, but the sector has risen much faster than this project, and the wait costs real money. It is a reasonable purchase for someone who wants this flat and can wait. It is a poor one for anyone who needs a home soon or wants a return, when finished buildings next door let from day one.
