What sellers quote
Seller pages quote "Rs 62.46 lakh onwards" for the smallest plot of about 104 sq yd. That works out to about Rs 60,000 per sq yd, before stamp duty and other charges. The builder has not published a price list we could read. Ask for one in writing, with the plot number, and check the size against the approved layout.
What you can build
Sales material says stilt plus four floors may be built on each plot. The Punjab and Haryana High Court stayed Haryana's stilt-plus-four notification of 2 July 2024 on 2 April 2026 and later confined the stay to Gurugram district, but on 21 July 2026 the Town and Country Planning Department suspended all further stilt-plus-four approvals on residential plots across the state, so check what the sanctioned building plan allows on your plot before you plan floors to sell or let. The filing says the building plans are not yet approved.

- Ask for the plot number, its size in the approved layout, and the price per sq yd in writing.
