How to check if you won
It takes two minutes:
- Open the Winner List PDF.
- On a computer press Ctrl+F. On a phone tap the menu and choose Find in page.
- Type your application number (the number on your acknowledgement). This is more reliable than searching by name, since names can repeat.
- If your number shows against a flat number with status "Allocated", you have won that flat.
- Not in the winner list? Check the Waiting List PDF the same way. Your preference number tells you where you stand in the queue.
You won a flat. What happens next?
Winning the draw is step one. The builder now issues the paperwork and you complete the payment. The usual flow under the Haryana affordable housing policy:
- Allotment letter: ROF sends the allotment letter with your flat number, tower, floor, area and the full cost sheet. Keep checking your registered email, SMS and the builder's office.
- Documents: keep your ID proof, address proof, PAN, photos, income proof and the application acknowledgement ready.
- Payment plan: affordable flats follow a fixed schedule. You pay a set share up front and the rest in linked instalments over the construction period, as printed in the allotment letter. There are no extra floor-rise or PLC charges beyond policy limits.
- Buyer agreement: read the builder-buyer agreement before signing. Our guide on agreement clauses to check shows what to look for.
- Home loan: most banks fund affordable-policy flats. Line up your loan early so you never miss an instalment date.
Miss the payment deadlines and the allotment can be cancelled, so treat every date in the letter as firm.
You are on the waiting list. Is there still hope?
Yes, and it is more common than people expect. Every year a share of winners give up their flats because they cannot arrange finance, or they were holding multiple applications and picked another project. Those flats then pass down the waiting list in preference order. A lower preference number means a better chance. Keep your phone active, keep your funds ready, and watch for a call or letter from ROF. Do not surrender your application until the builder confirms your queue is closed.
Not selected? Your money is safe
If your number is in neither list, your booking amount is fully refundable. Under the policy the builder must return the application money to your registered bank account, usually within a few weeks of the result. Keep your bank details and cancelled cheque handy in case they ask you to confirm the account. If the refund is delayed beyond the notified period, you can raise it with the developer and, if needed, with the authority.

If a winner fails to complete the payment or paperwork, the allotment can be cancelled and the flat passes to the next eligible name on the waiting list.

Yes. Every year some winners surrender their flats, and those units move down the waiting list in preference order. A lower preference number gives a better chance.
Why did no PMAY category applicants get flats?
The PMAY sub-category showed "No record found" in the official lists, so all allotments went to the General category and the developer quota. Eligible general applicants competed in the open draw.
Is the ROF Antares draw genuine and transparent?
Yes. The draw is conducted by the government (TCP Haryana) through a computerised e-draw, not by the builder. There is no first-come-first-served or VIP quota, and the winner and waiting lists are published publicly.
Where is ROF Antares located?
ROF Antares is in Sector 7, Sohna, in South Gurugram. It sits along NH-248A and the elevated Sohna corridor, keeping Rajiv Chowk about 20 to 25 minutes away.

That depends on your need. Affordable-policy flats have a lock-in on resale, so read the transfer rules in your allotment letter before planning any sale. For a family looking for a budget 3 BHK near Gurgaon, this is a strong home to hold.
Congratulations to every winner, and good luck to everyone on the waiting list. If you need help with your allotment letter, home loan or the paperwork ahead, talk to the Realty Hunting team.
