That is fair only while the lease runs. After the lock-in, the income depends on re-letting a 1,598 sq ft office in a tower whose quotes run from Rs 390 to Rs 450. At the top of that band a buyer paying Rs 90,285 would earn 5.98 per cent; at Rs 390, 5.18 per cent. The price has room for the bank to stay, not for a long gap.
A listing that cannot be right
One listing site shows a fully furnished 5,000 sq ft office in the Hyatt Regency complex at a rent of Rs 900 per sq ft, or Rs 45,00,000 a month, and a sale price of Rs 45,00,000. The two fields carry the same number. A sale at Rs 45 lakh would be Rs 900 per sq ft, about one-hundredth of the JP Morgan ask, and a rent of Rs 900 a month is double the highest quote for the tower. Neither figure is usable, and this page does not use them.
Shops: why this page has none to price
The slug says retail shop because the hotel has an arcade. It is described as lobby-level space reached from the main lobby and open around the clock, with units up to about 2,500 sq ft and some at about half that. Every mention of it is as space to let, and none carries a rate; the Hyatt Regency arcade rent page sets out what is known. Arcade space inside a working hotel is usually let or licensed by the owner, because the owner controls who trades in its lobby. A buyer offered an arcade shop should ask first whether a unit can legally be sold and conveyed on its own.

A building directory gives the tower two basements, a ground floor and 13 upper floors, floors of about 11,171 sq ft and a total of about 1,56,394 sq ft, completed in 2014; a leasing page calls it a 14-storey independent building of the same size. Fourteen floors of 11,171 sq ft is exactly 1,56,394 sq ft, so the total is the floor figure multiplied out. A coworking platform lists a whole floor for lease at 11,800 sq ft, a little more than the directory's plate, which may be a different way of measuring. One office listing calls the space 100 per cent efficient, meaning rent is charged on the area used with no common-area loading, which is part of why its rents look high beside buildings that charge on super area.
There is one naming conflict to settle. A map listing gives JP Morgan Chase Bank's branch as units 401 and 402 on the fourth floor of NBCC New Tower, Block A, Hyatt Regency, while directories list JP Morgan as a tenant of the Hyatt commercial tower. It may be the same building under another name, or another block in the complex. The sale deed and the lease deed settle which building and which unit you are buying.
For access, a coworking platform puts the tower within about 1.5 km of Moti Bagh metro station. How far the nearest station is on foot could not be established from the sources read, so check the walk before relying on it for staff.
The owner, and the title question
