About M3M Crown Sector 111 Gurgaon
M3M Crown is not a new launch and not finished either. The project was launched in January 2023 on about 16 acres of Sector 111, on the Dwarka Expressway, registered with the Haryana authority as GGM/687/419/2023/31, and is under construction with handover guided anywhere from late 2026 to January 2028 depending on who is asked. The page this one replaces called it New Launch and printed "Rs 3.42 crore onwards". That figure is close to the developer's own price for the smallest 3 BHK, about Rs 21,300 per sq ft. It is not what the flats are changing hands for.
What the resale listings say, read on 26 September 2026, is that M3M Crown trades at about Rs 16,000 to Rs 16,900 per sq ft, with the largest portal sample of 173 listings averaging Rs 16,400. The Sector 111 average is about Rs 16,100 to Rs 16,600. So the project resells at its sector's rate, while the developer and its channel partners quote Rs 20,000 to Rs 25,000 for a fresh booking. That gap, a quarter or more, is the most useful thing a buyer can know about this building, and nothing on the first page of results puts the two numbers side by side.
What is actually for sale, unit by unit
This site used to carry nine separate pages for M3M Crown, one per floor plan, each printing a formula against one area. They now fold into this page. Here are the seven sizes they named, what they printed, and what each size implies at the Rs 16,400 the resale market averages.
| Configuration | Super area | What the old row printed | At Rs 16,400 per sq ft |
|---|---|---|---|
| 3 BHK | 1,605 sq ft | Rs 2.09 Cr to Rs 2.97 Cr (est.) | Rs 2.63 Cr |
| 3 BHK | 1,665 sq ft | Rs 2.16 Cr to Rs 3.08 Cr (est.) | Rs 2.73 Cr |
| 3 BHK (3.5 with study) | 1,895 sq ft | Rs 2.46 Cr to Rs 3.51 Cr (est.) | Rs 3.11 Cr |
| 3 BHK | 2,105 sq ft | Rs 2.74 Cr to Rs 3.89 Cr (est.) | Rs 3.45 Cr |
| 3 BHK | 2,170 sq ft | Rs 2.6 Cr onwards | Rs 3.56 Cr |
| 4 BHK | 2,305 sq ft | Rs 3.00 Cr to Rs 4.26 Cr (est.) | Rs 3.78 Cr |
| 4 BHK | 2,570 sq ft | Rs 3.34 Cr to Rs 4.75 Cr (est.) | Rs 4.21 Cr |
Most "old row" figures are the area times Rs 13,000, then that times 1.42. As with the neighbouring M3M projects, the market happens to fall inside that band, because a band 42 per cent wide catches most things; that says nothing about whether a given ask is fair. The 2,170 sq ft page printed "Rs 2.6 crore onwards", about Rs 12,000 per sq ft, which is below anything on the market. The 1,895 sq ft plan had three pages of its own.
One more correction belongs here. When this site refreshed its 2,105 sq ft page on 22 September, it priced the flat at Rs 4.21 to Rs 4.74 crore, using the Rs 20,000 to Rs 22,500 per sq ft that the channel partners print. The resale averages now on the record put that flat at about Rs 3.45 crore. The channel-partner figure is a developer booking price, and a buyer should not pay it for a resale flat.
The asks, divided by their areas
The individual resale asks cluster tightly around the average:
- A 1,665 sq ft 3 BHK with study at Rs 2.72 crore: Rs 16,300 per sq ft.
- Two 1,895 sq ft plans at Rs 3.03 and Rs 3.08 crore: Rs 16,000 and Rs 16,300.
- A 2,050 sq ft 3 BHK at Rs 3.11 crore: Rs 15,200, the lowest on the record.
- A 2,170 sq ft 3 BHK at Rs 3.5 crore: Rs 16,100.
- A 2,248 sq ft 4 BHK at Rs 3.82 crore: Rs 17,000, the highest.
- A furnished 2,670 sq ft 4 BHK on the 18th floor at Rs 4.38 crore: Rs 16,400.
So the honest range for a flat here is Rs 15,200 to Rs 17,000 per sq ft, and a 3 BHK costs Rs 2.7 crore to Rs 3.5 crore on resale. Another portal gives its resale range as Rs 3.29 crore to Rs 5.40 crore without the areas; the top of that would be a large 4 BHK at a high rate, and it should be checked against the plan before it is believed.
Three prices for the same flat
Take the 1,605 sq ft 3 BHK, the smallest plan, and look at what different people say it costs.
- Resale, about Rs 2.63 crore. At the Rs 16,400 average. This is what investors who booked early are asking to get out.
- Developer booking, about Rs 3.4 to Rs 4 crore. At the Rs 21,300 implied by the old row's Rs 3.42 crore, or the Rs 22,000 to Rs 25,000 channel partners quote for a fresh booking. One of them prints Rs 3.6 crore for this plan.
- A portal's project band, Rs 6.74 crore. One portal prints the whole project at Rs 6.74 crore to Rs 11.2 crore. That is 1,605 sq ft and 2,670 sq ft times Rs 42,000, and the same Rs 42,000 turns up in a broker's line about a "recent price hike". No resale ask comes within Rs 25,000 per sq ft of it.
The Rs 42,000 is a formula and should be ignored. The gap between the resale market and the developer is real and matters. It means a buyer who wants a flat in M3M Crown can pay about a quarter less by buying an investor's allotment than by booking fresh, at the cost of inheriting the seller's payment schedule and paying the developer's transfer charge. Ask the seller for the original allotment letter; the price on it, and how much of it has been paid, is the document that settles what you are actually buying.
Registration and possession
The registration in circulation is GGM/687/419/2023/31, for what the developer's own page calls M3M Crown Phase 1, in Sector 111 of the Manesar Urban Complex. The project figures most often printed are 11 towers, about 1,332 units and 15.99 to 16 acres; the tower heights are given as G+27, 28 floors and 32 floors on different pages, and the registration's building plans settle it.
Possession is printed three ways: the fourth quarter of 2026 on older listings, April 2027 on a page that cites the registration, and January 2028 on the largest portal. A channel partner's construction update from 2026 describes the towers as still rising. The honest reading for September 2026 is that nobody is moving in this year. A buyer should take the completion date from the authority's own record for the registration, and assume the later of the dates in circulation when planning the move and the rent they will pay until then. If the date slips past the registered one, the delay and refund rules apply.
What the developer publishes
M3M's own pages describe Crown as 3.5 and 4.5 BHK homes in Sector 111, part of its larger SCDA township, with a waterfront club and about 70 per cent of the site left open. The sizes on the resale market run 1,555 to 2,670 sq ft of super area. The developer publishes the configurations and the club, not a price list, which is why the price question falls to the listings. The payment plan most often described is 30:70 construction-linked, with 10 per cent at booking and 20 per cent within a month, and the rest tied to construction stages up to possession.
What a resale buyer pays beyond the price
On an under-construction flat, the buyer takes over the seller's position with the developer. That means the developer's transfer charge on the change of name, the balance of the construction-linked instalments as each demand arrives, and GST at 5 per cent on the instalments still to be paid. Stamp duty in Haryana, 7 per cent for a male buyer, 5 per cent for a female buyer and 6 per cent jointly, falls due when the conveyance deed is registered after completion. On a Rs 2.63 crore flat the stamp-duty gap between a man's name and a woman's is about Rs 5.3 lakh.
Where it sits on the Dwarka Expressway
Sector 111 is at the Delhi end of the expressway, and its apartment rates fell about 2.4 per cent in the past year on one portal. That is the context for a building still two years from possession: the corridor has paused. The sector's other stock is on the Sector 111 flats page and the wider corridor on the Dwarka Expressway page. For a finished M3M building with a letting record, compare M3M Heights on the Golf Course Extension Road. A 3 BHK here at resale sits on the Rs 2 to 3 crore page or the Rs 3 to 4 crore page, depending on the plan.
Who this suits, and who should look elsewhere
It suits a buyer who wants a new 3 or 4 BHK near the Delhi border, can wait until 2027 or 2028, and is willing to do the paperwork of a transfer to buy at about Rs 16,400 rather than book at Rs 22,000. It does not suit anyone who needs to move in soon, anyone who needs rental income before 2028, or anyone being quoted a developer price for a flat an investor is selling. As an investment it is a two-year wait with no income: there is no rent to divide by yet; when there is, the finished M3M buildings on this corridor suggest a gross yield of about 2.5 per cent.
Before you pay anything
- The original allotment letter: the price, the area, and how much the seller has paid.
- The rate against that area. Resale asks run Rs 15,200 to Rs 17,000 per sq ft; a developer booking runs Rs 20,000 or more.
- The developer's transfer charge and its written consent to the transfer, before any token.
- The completion date on the registration, from the authority's website, not a brochure.
- Any price built on Rs 42,000 per sq ft. It is a formula, not a market.
Frequently asked questions
What is the price of a flat in M3M Crown Sector 111 Gurgaon?
On resale listings read on 26 September 2026, 3 BHK flats of 1,665 to 2,170 sq ft ask Rs 2.72 crore to Rs 3.5 crore and a 2,670 sq ft 4 BHK asks Rs 4.38 crore. Portal averages run Rs 16,000 to Rs 16,900 per sq ft, and individual asks divide out between Rs 15,200 and Rs 17,000. A fresh booking from the developer is quoted higher, at Rs 20,000 to Rs 25,000 per sq ft.
Why is the M3M Crown resale price lower than the developer's price?
Investors who booked from 2023 onward are selling their allotments at about Rs 16,400 per sq ft, while the developer and its channel partners quote Rs 20,000 to Rs 25,000 for a fresh booking. The gap is a quarter or more. A buyer can take over an investor's allotment for less, but inherits the remaining instalments and pays the developer's transfer charge, so compare the two on the full cost.
When is M3M Crown possession?
Three dates circulate: the fourth quarter of 2026, April 2027, and January 2028. The project was launched in January 2023 and the towers were still rising in 2026, so nobody is moving in this year. Take the completion date from the Haryana authority's record for registration GGM/687/419/2023/31 and plan around the latest of the three.
What is the RERA number of M3M Crown?
The registration in circulation is GGM/687/419/2023/31, for what the developer calls M3M Crown Phase 1 in Sector 111, Gurugram. It lists the towers, the building plans and the registered completion date. Check it on the Haryana authority's website and confirm that the flat you are buying is in a tower that registration covers before you pay a token.
How many towers and flats does M3M Crown have?
Most listings give 11 towers and about 1,332 homes on roughly 16 acres, with 3 and 4 BHK plans of about 1,555 to 2,670 sq ft super area. The tower height is printed as 27 floors plus ground, 28 floors and 32 floors on different pages. The building plans filed with the registration settle it, and the floor matters to the price.
Is the Rs 42,000 per sq ft rate for M3M Crown real?
No. One portal prints the project at Rs 6.74 crore to Rs 11.2 crore, which is 1,605 and 2,670 sq ft multiplied by Rs 42,000, and a broker page repeats the rate as a recent price hike. No resale ask in the building comes close: they divide out between Rs 15,200 and Rs 17,000 per sq ft. Treat any quote built on that rate as a formula.
Is M3M Crown a good buy at today's prices?
At the resale rate of about Rs 16,400 per sq ft, it is priced with its sector, which is fair for a new 3 or 4 BHK near the Delhi border. At a developer booking price of Rs 22,000 it is expensive against the same building's resale market. Sector 111 rates fell about 2.4 per cent last year, so buy to live in from 2027 or 2028, not to trade.

💬 Our View
The old row got the status and the price wrong in the same way: it read the developer's brochure and called that the market. The market is the resale book, at about Rs 16,400 per sq ft, level with the sector and a quarter under what the developer quotes. That makes an investor's allotment the sensible way into this building, for a buyer who can wait until 2027 or 2028 and handle a transfer. The Rs 42,000 figure on one portal is a formula, and this site's own earlier Rs 20,000-plus price for the 2,105 sq ft plan was a developer quote, now corrected.
