Krisumi Waterside Residences is the second tower cluster in Krisumi City, the Sector 36A township that Krisumi Corporation, a joint venture of Japan's Sumitomo Corporation and India's Krishna Group, is building on the Dwarka Expressway side of Gurugram. It was registered on 8 April 2024 on about 5.1 acres, with towers of G+35 to G+43, and possession is quoted for 2029. The row this page replaces called it a New Launch and printed "Rs 4.1 Cr", which is in fact close to what the developer asks for its smallest flat. What the row left out is everything that makes that number useful: the size it buys, the rate per sq ft, what the resale market is doing, and which Krisumi building a given listing is actually for.
The listings read on 26 September 2026 settle the rate. Waterside Residences trades at about Rs 24,000 per sq ft on allotment resale: a 1,740 sq ft 2 LDK at Rs 4.17 crore, a 1,925 sq ft 2 LDK with study at Rs 4.7 crore, a 2,260 sq ft 3 LDK at Rs 5.31 crore and a 2,700 sq ft 3 LDK with study at Rs 6.48 crore. That is about 13 per cent over the April 2024 launch rate, and almost exactly what the developer itself now asks.

Three single-unit pages on this site priced flats in this building one at a time. They now fold into this page. Krisumi uses the Japanese LDK label where other developers say BHK. Its meaning is living, dining and kitchen, so a 2 LDK is a two-bedroom flat.

Both "(est.)" bands were the area times Rs 12,000, then times about 1.29. They undershot the market by roughly half. The top of the 2,700 sq ft band, Rs 4.19 crore, is Rs 2.29 crore short of the real ask for that plan. A seller who priced off the old page would have given away a third of the flat's value; a buyer who expected it would never have found a flat.
The penthouse is the one size this page does not extrapolate. One broker sheet puts it at 5,867 sq ft for Rs 13.79 crore, which is Rs 23,500 per sq ft, in line with the rest of the building; another gives the penthouse as 7,046 sq ft with no price. Until the developer's price sheet names the plan and the figure together, the Rs 13.79 crore quote is the only defensible number.
The resale asks, divided out
Every resale here is the transfer of an allotment. The sized asks were these:
- 1,740 sq ft 2 LDK at Rs 4.17 crore: Rs 23,970 per sq ft.
- 1,925 sq ft 2 LDK with study at Rs 4.7 crore, listed in January 2026: Rs 24,420.
- 2,260 sq ft 3 LDK at Rs 5.31 crore: Rs 23,500.
- 2,700 sq ft 3 LDK with study at Rs 6.48 crore: Rs 24,000.
They sit within Rs 1,000 of each other, which is unusually tight and is why this page uses Rs 24,000. Two other asks, Rs 2.6 crore for 1,740 sq ft and Rs 4 crore for 2,260 sq ft, divide to Rs 14,940 and Rs 17,700. Both are below the launch rate itself, so they are either early listings or quotes of the amount paid so far rather than the price of the flat; they are not used. One portal's median of Rs 22,600 across about 50 listings includes those low asks, which is why it sits under the sized figures. Another portal shows 4 BHK asks of Rs 13.36 crore to Rs 18.12 crore against 2,890 to 3,921 sq ft of carpet area, Rs 46,200 per carpet sq ft; that is a carpet figure, probably for the newer Forest Reserve towers, and it cannot be set against super area.
Resale or the developer: the same price
The developer's current entry figure for the 1,740 sq ft 2 LDK is quoted at Rs 4.10 crore to Rs 4.18 crore, Rs 23,560 to Rs 24,020 per sq ft. The resale ask for the same plan is Rs 4.17 crore. So, unlike most Gurugram projects two years after launch, there is no resale discount here. The launch in April 2024 was at about Rs 21,000 to Rs 21,300 per sq ft all-inclusive, so the early bookers are asking 12 to 14 per cent more, and the developer has moved its own price to meet them.
Our view: where the developer still has the plan you want, buy from the developer. It costs the same, carries no transfer chain and gives you the current payment schedule rather than the seller's. Resale makes sense only for a plan or floor the developer has sold out of, and even then there is no reason to pay above Rs 24,000.
The newer Forest Reserve phases of the same township (registered in 2025, possession quoted for June 2031) launched at about Rs 27,000 per sq ft. That is the strongest support for the Waterside resale rate: the developer's next towers are priced higher.
Which Krisumi building a listing is for
This is where most confusion about Krisumi prices comes from. There are three residential schemes in the township, and portals and brokers mix them freely.
- Waterfall Residences, launched in 2019, about 433 apartments on 5.43 acres. It received its occupation certificate in December 2024 and is delivered, with Cushman & Wakefield managing the property. Its flats can be let today.
- Waterside Residences, this page: registered in April 2024, under construction, possession quoted for 2029.
- Waterside Residences, The Forest Reserve: two further registrations in 2025, towers of G+42, possession quoted for June 2031, and the highest prices in the township.
A listing that names "Waterside" but quotes a rent, or a 4 BHK on a 42-floor tower, is for one of the other two. Put as a buyer would search it, Krisumi Waterside vs Waterfall Residences is a flat you can move into today against one you collect in 2029.
No rent until 2029
Waterside Residences cannot be let: the towers are being built. Rental listings that carry its name, at Rs 80,000 to Rs 1.8 lakh a month, can only be flats in the delivered Waterfall Residences next door, or mislabelled. As an illustration of what the building might earn once it is finished, Rs 80,000 a month on a 2,260 sq ft 3 LDK at Rs 5.42 crore is Rs 9.6 lakh a year, 1.8 per cent gross. That is the yield of a home, not an investment, and it arrives only after three more years of construction with nothing coming in.
Registration and possession
The registration is RC/REP/HARERA/GGM/812/544/2024/39, dated 8 April 2024, on 2.061 hectares (5.0951 acres). Possession is quoted as April 2029 on one listing, September to October 2029 on another and December 2029 onwards on a broker sheet. Tower and unit counts differ too: three towers on most pages, four on one, and unit totals that do not agree. The registration certificate, which the developer publishes on its own project page, is the document that settles all of these.

Krisumi's own pages give the plans as 2 LDK of 1,740 sq ft, 2 LDK with study of 1,925 sq ft, 3 LDK of 2,260 sq ft, 3 LDK with study of 2,700 sq ft, and penthouses, in towers of G+35, G+39 and G+43, and publish the registration certificate. Brokers describe a customised 30:70 payment plan with booking amounts of about Rs 31 lakh for a 2 LDK and Rs 51 lakh for the 3 LDK with study. The township's clubhouse is marketed as one of the largest in the country; its size is a brochure claim, and the page does not repeat it.
Where it sits
Sector 36A sits at the southern end of the Dwarka Expressway, near its junction with NH-48, on the stretch the listings call the Central Peripheral Road. Flats in the sector average about Rs 19,900 per sq ft on one portal, so Waterside trades about 20 per cent above its sector.
