The floor price is set by geometry, not negotiation

That single fact decides more than anything else on this page. There is no 1,400 sq ft 3 BHK here, no entry-level unit, nothing to negotiate your way down into. At Rs 15,000 a foot, 2,441 sq ft is about Rs 3.66 crore, and that is the floor — set by floor area rather than by a seller's mood.

So if your budget is under roughly Rs 3.5 crore, this is the wrong project and no amount of looking will change it. Say that plainly rather than letting someone spend three weekends finding it out. What you get for the money is space: even the smallest home here is larger than a typical Gurgaon 3 BHK, and the range runs up through villaments to villas at 8,515 sq ft.

Ready since 2016, with one caveat we are not going to paper over

This page said "New Launch". Homes have been ready since 2016 — a decade out.

That changes the whole diligence. No construction risk, no possession date, no builder payment plan, no warranty. Instead: the chain of title, the occupation certificate, maintenance dues against the unit, the sinking fund, the association's no-objection, and possibly a transfer charge. The compensation is that you can walk it — and on a ten-year-old estate that inspection is worth more than any brochure, because ten years of maintenance history is visible in the lifts, the landscaping and the water pressure.

The caveat: at least one source describes the scheme as only partially ready to move. On a 23-acre project phased across seven towers plus villas, carrying three separate RERA registrations, that is entirely plausible. We are not going to resolve it from a search, and you should not either — confirm the status of the specific tower or villa you are buying, not the project.

Three RERA numbers, and why that matters practically

Windchants is registered under 64 OF 2017, 112 OF 2017 and 73 OF 2017.

Three registrations on one scheme is normal rather than alarming — a 23-acre development gets registered in phases. But it has a consequence a buyer would not guess: the registration, the occupation certificate and possibly the completion status all belong to a phase, not to the project. "Experion Windchants is RERA registered" is true and tells you nothing about your unit.

Ask which of the three covers the home you are buying, and get the number written on the agreement. This is the same shape of problem as M3M Golf Estate's seven separately branded components a corridor away: on a large phased scheme, the thing you are buying into is smaller than the name on the gate.

What the estate is

Twenty-three acres in Sector 112 on Dwarka Expressway, laid out on a "Saptrishi" plan of seven towers alongside villaments and villas. Two to five BHK, from about 2,441 to 8,515 sq ft. A luxury clubhouse, a lap pool, a bio-diversity pond, a barbecue area and outdoor games.

Having apartments, villaments and villas on one estate is genuinely useful when you are undecided between formats: you can compare all three at the same address, with the same maintenance regime, the same commute and the same neighbours, which is the only way to isolate what the difference between the formats is actually worth.

Where Sector 112 is

Dwarka Expressway, close to the Delhi border and the Dwarka sub-city, in the Sector 106-113 residential cluster. The corridor runs towards IGI airport.

There is no metro serving Sector 112 — this is a car corridor, and that is the trade. If your work or your travel points towards the airport or Delhi, the geography is working for you. If it points to Golf Course Road or Cyber City, you are committing to a cross-city drive, and the price of the estate reflects a commute you would be taking on rather than avoiding.

Two corrections and one compliment. The corrections: ready since 2016 rather than a new launch, and a resale market at Rs 15,000 to Rs 16,500 a foot rather than the roughly Rs 12,000 that this page's 2.93 crore implied.

The compliment is the part worth carrying away. This project's published figures reconcile — a rate, a size range and a price range, from three separate sources, that reproduce one another within a few per cent. After a run of projects whose areas and totals and rates cannot all be true at once, that is a real signal about how carefully the scheme is documented, and it means the numbers you are quoted here deserve more trust than most.
