Emaar Capital Tower is two finished office buildings, Capital Tower 1 and Capital Tower 2, on Mehrauli-Gurgaon Road at Sikanderpur, Sector 26, within about half a kilometre of Guru Dronacharya metro station. They were built in the Emaar MGF years and are now listed on Emaar India's site. Offices are owned unit by unit and let by their owners. On the listings read on 7 October 2026, most ask Rs 140 to Rs 170 per sq ft a month, with maintenance of about Rs 16.

The old row printed about Rs 160. That is the middle of the band and a fair working figure, but it hid how wide the building's quotes run: Rs 120 on one listing, Rs 200 for a small ready office, and a figure of over Rs 280 that turns out to be quoted on carpet area. Emaar Capital Tower office for rent: the quotes, divided

The divisions are ours: Rs 10,40,000 over 6,500 sq ft is Rs 160, Rs 2,80,000 over 1,400 sq ft is Rs 200, and Rs 3,00,000 over 2,005 sq ft is Rs 149.63. The September figures come from this site's Emaar Capital Tower page, which prices the offices for buyers and found rents of Rs 140 bare and Rs 160 to Rs 170 furnished. This week's 6,500 sq ft bare shell at Rs 160 sits above that page's Rs 140 bare figure, so bare space has firmed, or that floor is a better one. The Rs 200 office is small and ready to use; a team that wants to move in next week pays for the furniture and the speed.

The quote that is on carpet area

One listing offers a ready office of 4,250 sq ft carpet area at Rs 12 lakh a month. Divided by the carpet area, that is about Rs 282 a sq ft, far above anything else in the building. It is not a different market: every other quote here is on super area, which includes a share of lobbies, lifts and corridors and is always larger than the carpet. The listing does not give the super area, so the like-for-like rate cannot be worked out, but it is certainly well under Rs 282. The lesson applies to every quote you receive: ask which area the rent is charged on, and get both figures in the lease.

What an office costs a month, all in

Maintenance charges are taken at Rs 16, the figure on the 6,400 sq ft listing and on this site's sale page; GST at 18 per cent is added to the rent.

A GST-registered tenant usually claims the tax on rent back, which takes the 6,500 sq ft office to about Rs 11,44,000. A company tenant also deducts 10 per cent TDS from rent above Rs 50,000 a month under section 393(1) of the Income-tax Act, 2025, which replaced section 194-I on 1 April 2026: on the 6,500 sq ft office, Rs 1,04,000 a month goes to the government on the landlord's account. The bare-shell offices also need a fit-out before anyone can sit in them, which a tenant should price before comparing them with the ready office at Rs 200.

Lock-in, deposit and escalation

The managed-office listing in Capital Tower 2 states a 36-month lock-in. The let units sold in the building run on nine-year leases with a three-year lock-in, on this site's sale page. Expect an owner to open at three years. No listing printed a deposit or an escalation, so both belong in the term sheet; a tenant taking a whole 6,000 sq ft office has the weight to trade a longer lock-in for a lower start or a smaller step-up.

Emaar Capital Tower 1 and 2: the buildings

Emaar Capital Tower 2 is published as three basements, ground and 11 floors, about 4,44,000 sq ft, with floors of about 37,000 sq ft. Emaar Capital Tower 1 in Sector 26 is listed as ground plus 10 to 12 on different pages, and its total as 3,60,000 sq ft on one and about 4,07,000 on another; one leasing page gives plates of up to 35,000 sq ft. The towers stand side by side at one address, so a quote should name the tower and the floor, because listings often call either one simply Capital Tower. Offices are let from about 1,400 sq ft up to whole floors, bare, warm shell or fully furnished, and the building has three levels of basement parking.

Nearest metro station: Guru Dronacharya

Both towers are within about half a kilometre of Guru Dronacharya station on the Yellow Line; one broker describes them as opposite it, and Emaar's own page calls Guru Dronacharya and the Sikanderpur Rapid Metro walking distance. So the Emaar Capital Tower 2 nearest metro station and the Emaar Capital Tower 1 nearest metro station are the same, and staff can come from Delhi by train and walk the last stretch. That is the main thing the rent pays for, against road-served offices on Golf Course Extension Road. NH-48 is about five minutes by road. The best-known name is InterGlobe Aviation, the company that runs IndiGo, which gives its address as the 3rd floor of Emaar Capital Tower 2. Listings also describe a Japanese company leasing about 10,000 sq ft, a multinational on a let 4,200 sq ft office and a managed-office operator with furnished space in Capital Tower 2. That mix of an airline head office, foreign companies and serviced space is why owners hold rents at Rs 140 to Rs 170. Against MG Road's other offices

Capital Tower is the dearest office address at the Guru Dronacharya end of the road. Its neighbours DLF Corporate Park and Global Business Park sit even closer to the same station and let for Rs 100 to Rs 160 and Rs 100 to Rs 125, and Solitaire Plaza and Salcon Platina Tower work out at about Rs 100 to Rs 125. Renting against buying

The Emaar Capital Tower page found sale asks of about Rs 26,000 to Rs 30,500 per sq ft on 27 September. At Rs 160 a month, Rs 1,920 a year, an owner who paid Rs 28,000 earns about 6.9 per cent gross, and one who paid Rs 30,518 for a unit let at Rs 140 earns 5.5 per cent. Owners here accept low yields for a strong tenant, so they rarely cut rents to fill space quickly; the discount goes to the tenant who signs for longer. Who should rent here

It suits a company that needs a metro-served MG Road address for staff commuting from Delhi, wants a modern building with large floors and can pay Rs 140 to Rs 170 a foot plus Rs 16. It does not suit a cost-first tenant, who will find metro-served space on the same road at Rs 100 to Rs 125, or a small team, since the smallest office priced for rent is about 1,400 sq ft at Rs 2.8 lakh a month.
