Reach AIRIA Corporate Tower, Sector 68 Sohna Road: Size, RERA and What to Check
AIRIA Corporate Tower is an office building by Reach Group in Sector 68, Gurugram, on Sohna Road (NH-248A). It stands next to the group's AIRIA Mall, and Reach calls the two, with its other buildings in the sector, the AIRIA Business District. This page sets out what the developer has announced, what is on the HRERA record, and what to check before you buy or lease office space there.
A correction. An earlier version of this page had been run through a word-swapping tool, gave no source, and stated a total area of 5.5 lakh sq ft and full occupancy of the mall's shops as facts. The figures below come from the developer's announcement of May 2026 and from HRERA, and each one says which.

What the developer has announced
In May 2026 Reach Group announced the AIRIA Business District, its name for the separate commercial buildings it has in Sector 68. The office building in it is AIRIA Corporate Tower. The announcement describes 19 floors, shops on the first four, offices from the fifth floor up, and about 3.52 lakh sq ft of office space. It calls the tower Grade A, which is the developer's own label, not a certificate.
The same announcement says AIRIA Mall is fully open, with over 5 lakh sq ft, more than 115 brands, a 7-screen cinema and over 25 places to eat, and that it draws over 1 lakh visitors a week. These are the developer's figures; we have not seen an independent count.
What is on the HRERA record
HRERA Gurugram registered a commercial project named AIRIA in Sector 68 on 28 July 2025, under number GGM/974/706/2025/77. The promoter is Reach Promoters Private Limited. The filing describes a commercial colony on 6.95 acres in Sector 68, lists office units by carpet area, and gives 30 September 2032 as the date by which the occupation certificate is expected.
What we could not confirm from the public record is which buildings that registration covers, and whether the tower's offices are all in it. Ask the developer for the registration of the unit you are offered, and check that the unit is listed in that project's filings on haryanarera.gov.in.
Some property portals list "AIRIA" as a housing project with 2 to 4 bedroom flats. The HRERA record and the developer both describe a commercial project, so treat those listings as wrong.
Where it is
Sector 68 lies on Sohna Road, the road from Gurugram to Sohna that is numbered NH-248A. Check the drive from your team's homes at office hours before you decide; a map at 9 am tells you more than a brochure.
Before you buy or lease office space here
- Get the HRERA registration number of the building your unit is in, and read the project page on haryanarera.gov.in: the approvals, the completion date and the latest quarterly update.
- Ask for the carpet area of the unit in writing. The super area quoted for offices can be far larger than the space you can use.
- For a purchase, do not pay more than 10% of the price before the agreement for sale is registered (section 13 of the RERA Act).
- For an assured-rent or lease-guarantee offer, read who pays the rent, for how long, and what happens if no tenant is found. Get it in the agreement, not a brochure.
- Ask what the maintenance charge, power backup charge and parking charge are per sq ft, and whether they are fixed.
- Ask how many parking spaces come with the unit. The developer's material does not give a number.
