Where the licence came from
The licence of 2023 was migrated from licence 25 of 2012, a larger licence of 107.85 acres first granted to Raheja Icon Entertainment Pvt Ltd with Raheja Developers Ltd. During registration, HRERA asked for an affidavit from Raheja Icon Entertainment that it had created no third-party rights in the land, and put out a public notice for objections. Ask the promoter for that affidavit and the registration certificate before you pay.
What DDJAY means for a buyer
- Plot sizes. DDJAY colonies sell plots of up to 150 sq m (about 179 sq yd).
- The builder sells, not the state. The promoter sells the plots; the state only licenses the colony.
- Floors. Whether you may build stilt plus four floors on a Gurugram plot is in dispute: the High Court stayed the state's notification of 2 July 2024 on 2 April 2026. Check the current rule before you plan.
