About Office Space in Time Tower, MG Road Sector 28 Gurgaon
Time Tower is an eighteen-year-old office building on MG Road at Sector 28, and the row this page replaces described something else. It called the building a New Launch, named no developer, printed no price and carried a hidden minimum of Rs 50 crore that matched no unit anyone was selling. The building was put up by Suncity Projects and Dhoot Developers as a joint venture, handed over in 2007 and 2008, and has been full of tenants since: Bacardi, BNP Paribas Asset Management, Hitachi, Shimizu, Virgin Atlantic, Pitney Bowes and Sennheiser are among the names in circulation.
What changes hands here is let space. The listings read on 26 September 2026 offer pre-leased offices of about 3,250 sq ft at Rs 7.50 crore to Rs 8.10 crore, which is Rs 23,100 to Rs 24,900 per sq ft. The building lets at about Rs 150 per sq ft a month on new leases, furnished or bare, with a small furnished suite at Rs 165. The let 3,250 sq ft unit pays less: its lease is Rs 124 a sq ft, on a broker page read on 7 October 2026. Divide that rent by the ask and the gross yield is 6.0 to 6.4 per cent. The Rs 150 market rent would make it 7.2 to 7.8 per cent, but a buyer takes over the lease in place, not the market. That is the most expensive office per foot on MG Road that this site prices, with a yield in the road's usual band rather than above it.
The asks, divided
| What is offered | Ask | Per sq ft | Yield on the Rs 124 lease | At the Rs 150 market rent |
|---|---|---|---|---|
| About 3,250 sq ft, pre-leased, lower end | Rs 7.50 crore | Rs 23,100 | 6.4 per cent | 7.8 per cent |
| About 3,250 sq ft, pre-leased, upper end | Rs 8.10 crore | Rs 24,900 | 6.0 per cent | 7.2 per cent |
| Smaller units, size not published | Rs 4 crore and Rs 4.5 crore | Cannot be divided | Not calculable | Not calculable |
The working: 3,250 sq ft at Rs 124 is about Rs 4.03 lakh a month and Rs 48.36 lakh a year. On Rs 7.50 crore that is 6.4 per cent; on Rs 8.10 crore it is 6.0, in line with the 6 to 6.5 per cent the same broker page prints for the building. At Rs 150, what a vacant floor here fetches today, the year's rent would be Rs 58.5 lakh and the yield 7.2 to 7.8 per cent. The gap of 1.2 to 1.4 points is the distance between the lease written on this unit and the open market. Turn it round and ask what rent a buyer needs for a plain 7 per cent: Rs 135 a month at the lower ask, Rs 145 at the upper. The market rent clears both; the Rs 124 lease clears neither, so the ask leans on the next rent review or renewal moving the lease towards Rs 150.
Two brokers advertise entry points of Rs 4 crore and Rs 4.5 crore without a size. At Rs 23,100 a foot those would buy about 1,730 and 1,950 sq ft, which fits the smallest units the listings describe, but a price with no area is not a rate, and this page does not print one for them.
What the rent actually is
Rent on the listings clusters tightly. An unfurnished 4,000 sq ft office is asked at Rs 150 a foot. A furnished 3,100 sq ft office is asked at Rs 4.65 lakh a month, which is also Rs 150. A furnished 1,074 sq ft suite is asked at Rs 1.77 lakh, which is Rs 165, and small furnished suites always carry a premium per foot. One listing quotes Rs 180 to Rs 200; it is the only one at that level and this page treats it as the ceiling for fitted-out space rather than the market.
Rs 150 for bare space is high for MG Road. Salcon Platina near Sikanderpur lets at Rs 100 to Rs 125, and Millennium Plaza in Sector 27 at Rs 90 to Rs 100. The gap is the building: floors of about 34,000 sq ft, three levels of basement parking, a food court, and a list of multinational tenants that the smaller MG Road towers do not have. A company that needs a full floor on the Yellow Line has few other choices on this road.
How it compares on the same road
Delta Square sells at Rs 15,000 to Rs 16,000 a foot and Millennium Plaza at Rs 14,100 to Rs 18,100. Time Tower asks about 50 per cent more than either. That sounds like a premium until the rent is set against it: the other two let at Rs 90 to Rs 125, Time Tower at Rs 150, so the yields end up in the same band. The corridor as a whole, on the MG Road office page, sells at Rs 12,000 to Rs 25,000 a foot, and Time Tower sits at the top of that range on purpose.
The old pages that fold into this one
Seven one-unit pages for Time Tower now fold into this page. Every one named Sector 28 and TimeTower written as one word, every one was a pre-leased office of 3,250 or 3,251 sq ft, and every one printed nothing but a request to call. Seven pages for one size in one building almost certainly advertised the same one or two offices over and over. The table keeps the size, which is the only fact they carried.
| Configuration | Super area | What the old page printed | At Rs 23,100 to Rs 24,900 per sq ft | Rent at Rs 150 a month |
|---|---|---|---|---|
| Pre-leased office | 3,250 sq ft (two pages) | No price, a request to call | Rs 7.51 Cr to Rs 8.09 Cr | Rs 4.88 lakh |
| Pre-leased office | 3,251 sq ft (five pages) | No price, a request to call | Rs 7.51 Cr to Rs 8.09 Cr | Rs 4.88 lakh |
The valuation column is the published ask for this exact size, not a model. The rent column is what the unit would fetch vacant. The one lease figure published for a let 3,250 sq ft unit here is Rs 124, about Rs 4.03 lakh a month, and that lease is what the buyer is actually purchasing.
The building, and the two versions of it in circulation
The listings disagree on the size. Several say 14 storeys of about 40,000 sq ft each on 5 acres. Others say ground plus 10 floors on 4 acres, with a floor plate of 34,126 sq ft and a built-up area of 3,75,381 sq ft. The second version settles itself: 34,126 multiplied by 11 floors is 3,75,386 sq ft, within five feet of the stated total. The 14-storey figure matches no other number anyone prints. One listing adds a 5,500 sq ft atrium and parking for about 900 cars across three basements.
The completion date is given as June 2007 on one portal and 2008 on another, which is the ordinary gap between a first handover and the last floor. Either way the building predates the Haryana real estate authority by about a decade.
Registration and paperwork
No RERA number exists for Time Tower and none should. The authority began registering projects in 2017, and a building completed and occupied by 2008 was never inside its scope. One portal records the occupation certificate as received. So the documents that matter are the occupation certificate, the seller's conveyance deed, the lease in place, and the maintenance agreement with the building's management company.
Stamp duty in Haryana is 7 per cent for a man, 5 per cent for a woman and 6 per cent jointly, plus the registration fee. There is no GST on a completed unit bought on resale, and TDS at 1 per cent applies above Rs 50 lakh. On a Rs 7.5 crore purchase in one man's name, stamp duty alone is Rs 52.5 lakh, more than a year's rent on the Rs 124 lease (Rs 48.36 lakh).
What an eighteen-year-old building costs its owner
The yield is gross. Time Tower is old enough that its lifts, chillers and facade will need money in the next decade, and the owners pay for that through the maintenance charge or a special levy. No listing publishes the maintenance rate. Ask for it, ask who pays it under the lease, and ask whether a capital works fund exists. A tenant who pays maintenance on top of rent leaves the yield intact; an owner who pays it can lose half a point.
The other risk is the lease itself. The sale listings do not publish the rent inside the lease, the lock-in or the escalation; the Rs 124 comes from a broker page, not from the lease deed. An office whose lease pays Rs 124, priced as if it paid Rs 150, costs the buyer 1.2 to 1.4 points of yield until the rent is reset. Until the buyer has read the lease, its lock-in and its escalation clause, 6.0 to 6.4 per cent is the best published figure for the unit, and 7.2 to 7.8 per cent is only what a fresh lease at today's market rent would return.
Who this suits
An investor who wants a let office on the Yellow Line with multinational tenants, and who will accept an older building and a yield of about 6 per cent on the lease in place, with room to rise if the rent is reset towards the Rs 150 market. A company that already rents here and wants to own its floor. Not a buyer looking for capital growth from a new building, and not anyone who has not been shown the lease: this site's pre-leased page lists newer buildings where the rent is written more recently.
Before you pay anything
- The rent in the lease, per sq ft a month. Compare it with Rs 124, the one lease figure published for a let unit here, and Rs 150, the market. Below Rs 135 to Rs 145 the yield at these asks is under 7 per cent and the price should come down; above Rs 150, ask why.
- Lock-in, escalation and expiry. A lease that ends in a year is a vacant office in a year.
- The maintenance rate and who pays it, which no listing states.
- The occupation certificate and the conveyance deed, since there is no registration number to check.
- Which floor and which wing. The seven old pages suggest one office is being shopped widely; make sure the unit you are offered is the one on the deed.
Frequently asked questions
What is the price of office space in Time Tower Gurgaon?
Pre-leased offices of about 3,250 sq ft ask Rs 7.50 crore to Rs 8.10 crore on the listings read on 26 September 2026, which divides to Rs 23,100 to Rs 24,900 per sq ft. Two brokers advertise smaller units from Rs 4 crore and Rs 4.5 crore without stating a size, so no rate can be worked out for them. There is no developer inventory; every sale is a resale of a finished, usually let, office.
What is the office rent in Time Tower MG Road?
About Rs 150 per sq ft a month. An unfurnished 4,000 sq ft office is asked at Rs 150, a furnished 3,100 sq ft office at Rs 4.65 lakh a month, which is also Rs 150, and a furnished 1,074 sq ft suite at Rs 1.77 lakh, or Rs 165. One listing quotes Rs 180 to Rs 200, the outlier. Maintenance is not published on any listing, so ask for it separately.
What yield does a pre-leased office in Time Tower return?
About 6.0 to 6.4 per cent gross on the lease in place. The let 3,250 sq ft unit pays Rs 124 a sq ft, about Rs 48.36 lakh a year, which is 6.4 per cent on an ask of Rs 7.50 crore and 6.0 on Rs 8.10 crore. At the Rs 150 market rent the same office would earn Rs 58.5 lakh and 7.2 to 7.8 per cent, but a buyer takes over the existing lease. A plain 7 per cent needs Rs 135 to Rs 145.
Who developed Time Tower and when was it completed?
Suncity Projects and Dhoot Developers built it as a joint venture, which is why portals list it as both Suncity Time Tower and Dhoot Time Tower. One portal gives possession as June 2007 and another gives 2008, the usual gap between first and last handover. The building has been occupied for about eighteen years, so a buyer should budget for the repairs an ageing tower eventually needs.
Does Time Tower Gurgaon have a RERA number?
No, and it does not need one. The Haryana real estate authority started registering projects in 2017, about a decade after this building was completed and occupied. For a purchase here the documents to ask for are the occupation certificate, which one portal records as received, the seller's conveyance deed, the lease in force and the maintenance agreement with the building's management company.
How big is Time Tower, 11 floors or 14?
Eleven: ground plus ten. One set of listings gives a floor plate of 34,126 sq ft and a built-up area of 3,75,381 sq ft, and 34,126 multiplied by 11 comes to within five feet of that total. Another set says 14 storeys of 40,000 sq ft on 5 acres, a figure that agrees with nothing else printed about the building. The site is given as 4 to 5 acres.
Where is Time Tower and how close is the metro?
On MG Road in Sector 28, next to Sushant Lok Phase 1, between IFFCO Chowk and the MG Road station of the Yellow Line. The nearest metro station is IFFCO Chowk, about 100 metres away on the listings, with the MG Road station about half a kilometre off, with the Delhi-Gurgaon Expressway a few hundred metres away. That metro access is a large part of why it lets at Rs 150 when nearby towers get Rs 90 to Rs 125.

Possession Timeline
Completed and handed over between June 2007 and 2008, depending on the listing; the building has been occupied by multinational tenants for about eighteen years. A purchase completes on the occupation certificate, the seller's conveyance deed and the lease in place, not on a construction schedule.
Rental Yield & Lease Income
Commercial office in Sector 28, MG Road, Gurugram typically yields 6–9% a year — much higher than residential — and a pre-leased unit gives rent from day one. The lease term, escalation clause and tenant profile decide how safe that income is.
If you want lease income, we can line up a tenant or share what comparable units are leasing for in this micro-market.
Fit-out & Floor Plate
Offices come as bare-shell (you do the full fit-out), warm-shell (basic services done) or fitted (plug-and-play). Bare-shell costs less upfront but needs fit-out budget and time.
Floor-plate size, the efficiency (usable vs chargeable), parking ratio and power load decide how a workspace really performs. Ask us for these exact numbers for this building.
CAM & Running Charges
Beyond the base price, budget for one-time charges (IFMS, power and parking) and ongoing CAM (Common Area Maintenance) billed per sq ft per month, plus property tax and your own fit-out and electricity.
We will share the current CAM rate and the full one-time break-up so the all-in cost is clear before you commit.
Resale & Exit
Exit options for a leased office are healthy in this corridor — end-user companies, other investors and funds all buy Grade-A leased assets. A good tenant and lease in place make the unit easier to sell.
Resale value comes down to the floor, rate and the lease running at the time, so buy at a sensible entry and the exit looks after itself.
Possession & Handover Risk
As a built or near-ready building, possession risk is low — what you see is largely what you get.

💬 Our View
The row this replaces called an eighteen-year-old building a new launch and printed no price. The corrected picture is an expensive office whose market rent could carry its price but whose lease does not yet: Rs 23,100 to Rs 24,900 a foot against the Rs 124 the let unit pays is 6.0 to 6.4 per cent, and a plain 7 per cent needs Rs 135 to Rs 145. At the Rs 150 market rent it would be 7.2 to 7.8 per cent, so the ask leans on the next rent reset. What the listings leave out is the lease and the maintenance, and in a building this age those two decide whether the gross yield turns into a net one.

Final Verdict
Completed in 2007 and 2008 on MG Road: Rs 23,100 to 24,900 a foot against the Rs 124 lease is 6.0 to 6.4 per cent; 7.2 to 7.8 needs the Rs 150 market rent.
