About M3M Capital Sector 113 Gurgaon
M3M Capital is no longer a launch. The first two phases in Sector 113, on the Delhi end of the Dwarka Expressway, were registered in February and September 2022, their completion date on the registration was June 2026, and handover has been reported from late 2025 onward. The page this one replaces still called it New Launch and printed "Rs 1.32 crore onwards". That figure is real, but it is four years old: it is the launch price of the smallest 1,310 sq ft layout, which divides out at about Rs 10,100 per sq ft. Nobody is selling at that number now.
What the listings say, read on 26 September 2026, is that M3M Capital trades at a median of about Rs 15,700 per sq ft on resale, level with the Sector 113 average of Rs 15,700 to Rs 16,050 on two portals. The same 1,310 sq ft flat that launched at Rs 1.32 crore now asks Rs 2.06 crore to Rs 2.11 crore. The largest 2,298 sq ft plan asks Rs 3.68 crore to Rs 4.25 crore. More than 200 flats are listed for resale at once, which is a lot of supply for a building that has only just been handed over, and it explains why the rate has barely moved in a year.

Every "old row" figure is the area times Rs 13,000, and then that times 1.42. Here, unusually, the band happens to contain the market: Rs 15,700 sits between Rs 13,000 and Rs 18,460. That is not accuracy. A band 42 per cent wide will catch most prices by accident, and it tells a buyer nothing about whether Rs 2.4 crore for a 1,310 sq ft flat is fair. It is not. At the median that flat is worth about Rs 2.06 crore, and the top of the old band overstated it by Rs 36 lakh.
The median sits inside a narrow ladder. Dividing published asks by their areas: Rs 2.06 crore on 1,310 sq ft is Rs 15,700; Rs 2.11 crore on the same size is Rs 16,100; Rs 2.7 crore on a 1,700 sq ft 3.5 BHK is Rs 15,900; Rs 3.68 crore on 2,298 sq ft is Rs 16,000; and Rs 4.25 crore on 2,298 sq ft is Rs 18,500, a high floor with a garden view. One 3.5 BHK ask of Rs 3.92 crore on 1,650 sq ft divides to Rs 23,800 per sq ft, half as much again as anything else in the building; treat it as a seller testing the market, not as a comparable.
A second formula, on a portal this time
The old row was not the only price that nobody researched. One portal's project page prints M3M Capital at Rs 5.2 crore to Rs 9.19 crore, and a broker page says the project "launched at Rs 40,000 per sq ft". The two are the same mistake. Rs 5.2 crore is 1,300 sq ft times Rs 40,000, and Rs 9.19 crore is 2,298 sq ft times Rs 40,000. No resale ask in the building comes within Rs 20,000 per sq ft of that rate, and the developer's own launch price was about a quarter of it. The likeliest source is a rate for one of M3M's commercial or branded schemes pasted onto the wrong project. If a seller quotes you anything above Rs 4.5 crore for a flat here, ask what makes it different from the 200 others on the market.
Appreciation since launch: what the early buyers made
The launch price and today's median give a clean before and after. A 1,310 sq ft flat booked at Rs 1.32 crore in early 2022 asks about Rs 2.06 crore in September 2026. That is 56 per cent over four and a half years, roughly 10 per cent a year compounded, before the buyer's stamp duty and interest. It is a good result, and most of it came early: the median moved from Rs 15,750 to Rs 15,900 per sq ft in the third quarter of 2025 and from Rs 15,650 to Rs 15,700 in the first quarter of 2026, which is flat. Sector 113 as a whole is up about 0.6 per cent in a year.
So a buyer today is not buying the run that the launch buyers had. They are buying a finished flat at a price that has stopped moving, next to a large supply of identical flats held by investors who would like to sell.
The rent, and the yield it gives
Handover is recent, so the building's own letting record is short, and this is the number on the page that is least settled. One portal puts rents across Sector 113 at Rs 34,500 to Rs 63,800 a month for 2, 3 and 4 BHK flats. A channel-partner page for M3M Capital itself prints Rs 35,000 to Rs 55,000 for the 2.5 BHK and Rs 55,000 to Rs 80,000 for the larger plans. The two agree well enough to use the middle of each.
- A 2.5 BHK at Rs 2.06 crore letting for about Rs 45,000 earns Rs 5.4 lakh a year: 2.6 per cent gross.
- A 1,695 sq ft 3.5 BHK at Rs 2.66 crore letting for about Rs 60,000 earns Rs 7.2 lakh: 2.7 per cent.
- A 2,298 sq ft 4.5 BHK at Rs 3.61 crore letting for about Rs 80,000 earns Rs 9.6 lakh: 2.7 per cent.
After maintenance and a month empty, call it 2 to 2.3 per cent. That is ordinary for a new Gurugram tower, and it is lower than it looks, because hundreds of flats in this sector and the next one are coming to the letting market in the same two years. Ask any seller who has let the flat for the rent agreement, and discount a projection.
The 7 per cent assured return
Several channel-partner pages still advertise a 30:60:10 plan on M3M Capital with a 7 per cent assured return on 50 per cent payment until the OC application. Read that sentence twice. The return was paid on the half of the price a buyer had paid, not on the flat, and only until the developer applied for the occupation certificate. On a Rs 2.06 crore flat, 7 per cent of Rs 1.03 crore is Rs 7.2 lakh a year, which is why it looked generous. It stopped when the application went in. On a finished building in 2026 it is not an offer anyone can make you, and a resale seller who mentions it is describing what they received, not what you will.
Registration, and how big the project is
M3M Capital is registered with the Haryana authority in three phases: GGM/531/263/2022/06 dated 2 February 2022 for phase one, GGM/612/344/2022/87 dated 28 September 2022 for phase two, and GGM/825/557/2024/52 of 16 May 2024 for a third phase. The third is the later, separately registered block, and a flat in it is on a different timetable from the first two.
The listings disagree about the size of the whole. Figures in circulation include 11 towers of 36 floors with about 1,407 homes on 30.06 acres, 5 towers with 672 homes on 15 acres, and 6 towers with 800 homes on 10 acres. The honest reading is that each figure describes a different slice: one phase, two phases, or the whole scheme with its retail. The registration for each phase settles the tower count and the completion date that applies to your flat, and the authority's website shows it in a minute.
The possession date is also printed two ways. Some listings say possession started in September 2025; the registry's date for phases one and two was June 2026. Both can be true of different towers. What a buyer needs in September 2026 is the occupation certificate for the specific tower, and the seller's conveyance deed or allotment letter showing the developer has accepted the transfer.
What the developer publishes
M3M's own page for the project describes 2.5, 3.5 and 4.5 BHK homes in Sector 113, the half-room being a study or a staff room. The sizes on the resale market match: 1,310 to 1,330 sq ft for the 2.5 BHK, 1,650 to 1,700 for the 3.5, and 2,055 to 2,298 for the 4.5. The developer markets it beside its own high-street retail block in the same sector, M3M Capital Walk, which is a separate commercial scheme; a flat buyer should not confuse its launch rates with the flat's.
The address is the argument. Sector 113 is at the Delhi border on the Dwarka Expressway, a short drive from Dwarka Sector 21 and the airport. That is what the premium over the sectors further south is paying for, and it is real.
Where it sits in Sector 113
Sector 113 has a handful of large towers finishing within a few years of each other, and M3M Capital is priced in the middle of them. Who this suits, and who should look elsewhere
It suits a family that works on the Delhi side of the expressway or flies often, wants a new building with a study or a staff room, and is happy to pay the sector's median for it. It suits a buyer who has priced a 2.5 BHK at about Rs 2.06 crore, a budget covered on the Rs 2 to 3 crore page, and would rather have a finished flat than wait for one. It does not suit anyone buying for rent, or anyone expecting the launch buyers' 56 per cent to repeat: with a flat median and 200 resale listings, the next few years look like a market for patient owners, not traders.
Before you pay anything
- The occupation certificate for the tower, and which of the three registrations the flat sits under.
- The rate against the area on the allotment. Asks run Rs 15,700 to Rs 18,500 per sq ft; anything outside that needs a reason.
- The developer's transfer charge, if the conveyance deed has not been executed, and who pays it.
- The rent agreement, if the seller has let the flat. Not a projection.
- Any assured-return or fixed-rent promise, read against the section above. It ended with the certificate application.

Capital trades a little lower at about Rs 15,700, has smaller plans with a lower entry near Rs 2 crore, and is finished. A buyer who needs to move in now and wants the lower ticket is better served at Capital.
