M3M Altitude, Sector 65 Gurgaon

M3M Altitude is a tower project of 4 BHK suites and penthouses on about 4 acres inside M3M's 60-acre Golf Estate in Sector 65, on Golf Course Extension Road, Gurugram. It was registered in April 2024 as HRERA GGM/821/553/2024/48, launched in May 2024 as a Rs 1,200 crore project designed by UHA London, and is being built. The row this page replaces called it a new launch and printed about Rs 8.97 crore onwards, which is below most current asks.

M3M's own landing page starts at Rs 8 crore. Current asks run about Rs 24,000 to Rs 27,000 per sq ft: roughly Rs 9.25 to Rs 11.5 crore for a standard home.

What the developer and the market ask

• M3M's landing page: from Rs 8 crore. On the 4,270 sq ft plan that is Rs 18,735 per sq ft, and on 3,755 sq ft Rs 21,305.
• A portal: Rs 11.46 to Rs 11.53 crore for 4,245 to 4,270 sq ft, about Rs 27,000 per sq ft.
• A broker: Rs 9.45 crore for 3,712 sq ft, Rs 25,458, and Rs 11 crore for 4,270 sq ft, Rs 25,761.
• Transfers: 4,000 sq ft at Rs 8 crore (Rs 20,000), 4,270 sq ft at Rs 10.25 crore (Rs 24,005) and 3,712 sq ft at Rs 9.25 crore (Rs 24,919).

A portal median is about Rs 24,300 per sq ft. At launch, M3M expected about Rs 4,000 crore of revenue from 10 lakh sq ft, a blended Rs 40,000 per sq ft that includes the penthouses; standard homes trade well below that. So the band for a standard home is about Rs 24,000 to Rs 27,000, with one transfer at Rs 20,000 the cheapest seen.

The band ran from about Rs 15,000 to Rs 19,500 per sq ft. Its top was Rs 1.9 crore under the cheapest ask for this plan. Expect about Rs 10.25 to Rs 11.5 crore.

The penthouses

Above the standard homes sit penthouses of up to about 8,000 sq ft, which M3M calls skyline suites. At launch M3M put homes in the project at Rs 10 crore to Rs 30 crore, and the top of that range is the penthouses. Too few have changed hands to price them per sq ft, so this page does not try; a buyer looking at one should ask for M3M's own price sheet and compare it with the standard plans' Rs 24,000 to Rs 27,000.

Which possession date

M3M's launch release in May 2024 said delivery by 2031. Portals print June 2026, May 2028 and July 2028. In September 2026 the project was under construction with no handover reported, so June 2026 has passed. Ask for the completion date on the registration for your tower and put it in the agreement.

Inside the Golf Estate, but not the same building

Altitude sits on about 4 acres of M3M's 60-acre Golf Estate, beside the finished Golf Estate towers, which resell for less per sq ft because they are older and delivered. It shares the estate's grounds and address, but not its registration or its price. Tower heights are given as ground plus 39 and ground plus 43, and home counts as 342, about 350 and 480 on different sources; M3M's launch release said about 350.

What it would earn

Nothing until it is finished. Finished Golf Estate 4 BHK homes next door let for about Rs 1.63 lakh a month for 4,000 sq ft and Rs 2.5 lakh for 4,785 sq ft. Scaled to a 4,270 sq ft Altitude home bought at Rs 10.25 crore, that is about 2 to 2.6 per cent gross. This is a home for someone who wants a new tower on the Golf Course Road side of the extension, not an income.

Where it sits

In Sector 65, M3M Heights resells at about Rs 21,200 per sq ft and M3M 65th Avenue is the retail on its doorstep. In Sector 59, Conscient Hines Elevate resells at about Rs 25,000 to Rs 26,700 and Mahindra Luminare at Rs 24,300 to Rs 27,600, both finished. Who this suits, and who should look elsewhere

It suits a buyer who wants a new 4 BHK suite of about 3,700 to 4,300 sq ft inside the Golf Estate, can wait until 2028 to 2031, and compares transfers with M3M's own price. It does not suit a buyer who could have a finished tower at the same rate today, an investor after rent, or a buyer who expects the old Rs 8.97 crore headline.
