Is ₹70,000 a Month Enough to Live in Bangalore? Rent, Tax and What Is Left
For one person, ₹70,000 a month is enough to live in Bangalore if the rent stays near a third of it. That means sharing a flat, or renting where a 2BHK goes for ₹20,000 to ₹31,000 a month, as it does around Electronic City. For a family renting a 2BHK alone in Whitefield or on Sarjapur Road, it is tight: rent there runs from ₹30,000 to ₹46,500 a month, which is close to half of the pay or more. What a 2BHK rents for, by area
ANAROCK, a property research firm, gives these quoted rents for a 2BHK in its Bengaluru report for April to June 2026. The share of pay is our arithmetic on ₹69,800.

In those areas ANAROCK saw rents move by 0 to 1 per cent in the quarter. JLL put rent growth across the city at 2.5 per cent in the same quarter. Rents rise when you renew, so ask what the agreement says about the yearly increase.
The deposit you pay on day one
Bangalore landlords often ask for a deposit of several months' rent. Ten months has long been common, and some now ask for two or three. No Karnataka law sets a limit: the deposit is whatever you and the landlord agree. For a ₹25,000 flat with a ten-month deposit, that is ₹2.5 lakh before you move in, plus the first month's rent, the stamp duty on the agreement and any broker's fee. Getting to work
- Namma Metro. A trip costs ₹10 to ₹90 since the fare revision of February 2025. A further 5 per cent rise announced for February 2026 was put on hold, as reported. At the ₹90 maximum, two trips on each of 22 working days come to ₹3,960 a month; most trips cost less.
- BMTC buses. Fares rose by 15 per cent from 5 January 2025, and the lowest fare became ₹6. The regular monthly pass was reported at ₹1,200. Women travel free on ordinary buses under the state's Shakti scheme.
Electricity
Under Karnataka's Gruha Jyothi scheme, an eligible home gets up to 200 units of electricity a month free, limited to its average use plus 10 per cent. Units above that are billed at the normal rate. Tenants can apply on the Seva Sindhu portal with the house's RR number, Aadhaar and the rental agreement, as the scheme's guides describe it. Check your case with BESCOM on 1912.

- One person sharing a 2BHK in Electronic City. ₹69,800 in hand, minus about ₹12,750 of rent and up to ₹3,960 of metro fares, leaves about ₹53,000.
- A family renting a 2BHK alone in Whitefield. At ₹38,000, the middle of ANAROCK's range, about ₹31,800 is left for travel, food, school fees and savings.
Buying instead of renting
On ₹70,000 a month, an EMI of ₹25,000 at 8 per cent a year for 20 years repays a loan of about ₹29.9 lakh. That is our arithmetic, and the rate is only an example: each bank sets its own rate and decides how much it will lend against your pay. Our view
₹70,000 a month works for one person in Bangalore, and leaves room to save, if rent stays near a third of it. It is tight for a family that rents a 2BHK alone in Whitefield or on Sarjapur Road, where rent can take half the pay before anything else. Before you take a job or a flat, price the rent in the area you would live in, and keep the deposit ready: in Bangalore it is often the biggest cost of moving.
