A correction. An earlier version of this page had been run through a word-swapping tool. It said the RERA number was not yet out, though the project had been registered. It also gave tower heights, flats a floor, a clubhouse size, a walking loop and views of nearby parks and a lake, none of it with a source. Those claims are gone. What the HRERA record shows
HRERA Gurugram registered the project on 25 August 2025, with Godrej Properties Limited as promoter, under section 5 of the RERA Act. The registration describes group housing on plot GH-21, which measures 14,569.20 sq m, in village Wazirabad, Sector 53. That is about 3.6 acres.
With the registration in place, the project has its own page on haryanarera.gov.in, its own completion date and its own bank account for buyers' money. Read the date on the certificate before you plan around the possession date in any brochure.
What Godrej says about the project
Godrej's page lists 3 and 4 BHK flats from ₹8.31 crore and possession in September 2032. It names a clubhouse it calls the Shiki Clubhouse, with a pool, a deck and spaces on the roof, and it mentions balconies of about 50 feet and a lobby three floors high. These are the developer's descriptions, not measurements we have checked.
Listing sites give 244 flats in two towers. Godrej's page does not give a count, so treat those numbers as a listing's until the HRERA filing or the developer confirms them.

Godrej Properties reported that Godrej Sora booked ₹633 crore of sales in July to September 2025, the quarter after its registration. Across all its projects, Godrej booked ₹34,171 crore in 2025-26, the most of any listed developer in India.
The price, worked out
At ₹8.31 crore, a buyer of an under-construction flat also pays GST of 5% on what is charged before the completion certificate, which comes to about ₹41.6 lakh if the whole price is paid before then. Stamp duty and registration are added at the time of the sale deed. Ask Godrej for the full cost sheet for the flat you are offered: the base price, parking, club and any preferred location charge, each on its own line.
Before you book
- Open the project on haryanarera.gov.in and read the registration certificate: the completion date, the land and the number of flats.
- Get the carpet area of your flat in writing. The price per sq ft only means something on carpet area.
- Do not pay more than 10% of the price before the agreement for sale is registered (section 13 of the RERA Act).
- Check the payment plan in the agreement. A construction-linked plan ties your payments to the work done.
- If a listing gives a price below ₹8.31 crore, ask what it is for: a smaller flat, a resale, or an old figure.
