There is no single "Eldeco Sector 80". Eldeco is building two different projects in Sector 80, they are not alike, and they are 13 months and about Rs 3.4 crore apart at the extremes. This page used to print one price band covering neither of them properly.

The old band started at Rs 4.29 crore. The real entry into Eldeco in Sector 80 is about Rs 2.90 crore. That gap is not academic: a buyer with Rs 3 crore who searched this and read Rs 4.29 crore would conclude they could not afford the developer at all, and walk away from two projects they can.

Across both, Eldeco in Sector 80 runs from about Rs 2.90 crore to Rs 6.30 crore. That is the honest answer to "what does Eldeco cost in Sector 80", and it is a range rather than a number because the question covers two projects.

The difference that actually matters: density

Ignore the brochures for a moment and divide homes by acres. Terra and Sol puts 224 homes on 2.70 acres — about 83 per acre. Fairway Reserve puts 325 on 8.34 acres — about 39 per acre. One is more than twice as dense as the other.

That is what you feel daily: how long you wait for a lift, how busy the pool is on a Sunday, how much open ground there is between the towers, and how many cars use the same gate at nine in the morning. Neither is wrong — a tighter site on a smaller plot can be the right buy if it is better located or better priced — but a buyer who compares these two on amenity lists alone will miss the single biggest difference between them.

The flip side is that Terra and Sol is the smaller, newer scheme with only 224 homes in it, which means a smaller resident body and, in time, a thinner resale market. Fairway Reserve's 325 homes across a bigger site is the more conventional product.

One is brand new, the other has been running since 2017

Fairway Reserve's registration number is a 2017 one and it is now selling a later phase. Terra and Sol was registered in January 2026 — it is genuinely new.

That changes what you can check. On Fairway Reserve there is construction to go and see, a delivery record on earlier phases to ask about, and neighbours already committed. On Terra and Sol there is a registration, a plan and a developer's word. Both are legitimate purchases; they carry different amounts of evidence, and the newer one should be priced for that rather than in spite of it.

Possession is 13 months apart — December 2029 against January 2031. On a Rs 3 crore home that is roughly a year of extra rent you pay somewhere else, and it belongs in the comparison alongside the price.

Where Sector 80 sits

Sector 80 is New Gurgaon, off the NH-48 side rather than the Dwarka Expressway proper. Fairway Reserve has been averaging around Rs 16,600 per sq ft against a sector average near Rs 16,400 — so Eldeco is priced at the sector, not above it, which is a reasonable place for a developer of its standing to be.

For context on the belt, the neighbouring sectors are the comparison a buyer should actually run: Sector 82, Sector 83 and Sector 85 all carry delivered stock you can walk into today, at rates nearer Rs 13,000 per sq ft. The premium you pay in Sector 80 is for a newer building and a later handover — which is a real trade, not an obvious win.

  1. Which project, and which phase. "Eldeco Sector 80" is not enough to identify what you are being sold.
  2. The registration number for that specific phase — RERA-GRG-2160-2026 or HRERA 660/2017/307 — read on the authority's own portal rather than off a brochure.
  3. Carpet area in writing, and the asking price divided by it. The sizes quoted here are super areas.
  4. Homes per acre, worked out yourself from the sanctioned plan. It is the number nobody advertises.
  5. The committed possession date and the delay compensation clause, given the 2029 and 2031 guidance.
  6. Stamp duty. Haryana charges 7 per cent for a male buyer inside municipal limits, 5 per cent for a female buyer and 6 per cent joint, plus a slab registration fee capped at Rs 50,000 (reached from Rs 90 lakh) — about Rs 21 lakh at the male rate on Rs 3 crore.

Honestly, the risks

Both are under construction with handovers four to five years out, so both mean years of instalments with no rent against them. That is the main cost and it does not appear in any price list.

New Gurgaon is also absorbing a great deal of supply, and much of it is finished. A buyer who can be flexible on newness has delivered alternatives at meaningfully lower rates a few sectors away.

And the risk this page was itself an example of: a single made-up band standing in for two real projects. It did not merely misprice them, it hid one of them. If you are shown "Eldeco Sector 80" as though it were one thing, ask which.
